Dear valued client, neighbors, friends, and family,
I am honored and so pleased to share this update on the Marin County residential real estate market; a continuing “wild ride” that has not been experienced in many decades in Marin. The continued migratory pattern of buyers in all price ranges from San Francisco to Marin is responsible for the ongoing upsurge in values and consistent constraint in supply. While most attribute the push in prices as a result of Covid, in my professional opinion, the continued exodus from San Francisco has more to do with the understanding of how safe, sophisticated and beautiful Marin County is. Marin also continues to offer buyers relative value. Every day, I am watching the ceiling of valuation broken in various sub markets throughout Marin. The homes that appreciate at the highest rates in Marin are both waterfront homes and homes that are in the flats, on level lots, in walkable locations without environmental concerns that include things like road noise, fire danger, constrained parking and/or power lines. The net net here is that your home has likely had great organic appreciation due to scarcity of supply and increased demand, but the expectations should be realistic in relation to how much appreciation your home has benefited from depending on where it is and its level of capital improvements tracking current trending design. I am constantly reminding my clients that keeping their kitchen and bathroom finishes, paint colors (think white on the inside!!), lighting, and furnishings current is the key to maintaining their home’s appreciation. Every dollar invested in these critical items provides a very high return on investment in an asset you get the benefit of living in.
Two recent Ross transactions that I was involved in have broken the ceiling of valuation in the community! We saw a new benchmark of $3,000 per square foot, up from the prior record of $2,000 per square foot, close last month. This was for a +- 6800 square foot Barbara Chambers designed one level, shingle style home with pool and level acre grounds designed by Michael Yandle. We have also seen a surge in flat lot values on the school side of Ross. A level acre with no or little structure value in Ross has now also hit a new high.
