Spring Market has Sprung!
Hello all,

The market is fully alive! Listings are starting to come on - finally! Multiple offers on homes solidly priced and effectively marketed are in full swing. No doubt, we still are in a very tight inventory squeeze with only 375 single family detached homes currently on the market in Dutchess County and 289 in Ulster County. It's kicking in strong, so this issue I need to call a "Special Truncated Edition."

Adair Vineyards and Winery located at 52 Allhusen in New Paltz has sold! I represented the buyers and sellers. That was a very heated multiple offer situation. I needed to keep the train on the tracks through some curve balls along the way to the closing table, be we got there!

I loved that the sellers accepted the buyers offer in person. This winery has meaning to my clients beyond just money (although they are thrilled to have a much larger contribution to the nest egg than they expected!). All offers were in, but before accepting, they wanted to meet their choice buyers.

The buyers and sellers spent time together on the property and then I watched my sellers turn to each other with a nod. I wanted to tape the moment I knew was about to come so bad as its been quite some time since an in person acceptance, but the vibe was so special we all just breathed it in. Totally awesome moment as my sellers eyes welled with tears and joyful acceptance.

My buyer clients are thrilled too. They began preparing well in advance of closing. This historic 1790 Dutch barn on 32 farmed acres is about to get a restorative facelift by owners local to the general area that both appreciate the historical significance of this special property and know what it takes to operate a successful winery.
