PRESIDENT'S MESSAGE

Happy Autumn... uh Winter, Everyone!

After a blistering summer, it's been nice to welcome the cooler temperatures and get closer to the holiday season. If you're one of those who loves to get your holiday décor out the day after Halloween, there is no judgement!

I want to extend a personal thank you for the feedback to the survey sent out regarding the membership at The Club at SpurWing. I want to reiterate that there is no intention of trying to do away with this access. The survey is purely an initiative to ensure we are able to negotiate and uplevel any and all amenities available to us as Lifestyle Members. The feedback was interesting and I've included high level results below for anyone curious.

As always, thank you to those of you who reach out regularly to provide feedback, offer up recommendations or requests and help make our community the best it can be. We w3elcome involvement and currently use additional members of our community to serve specifically with Neighborhood Watch and with Beth Soliday, our chair of Social Events.

For any questions, comments or concerns, please continue to reach out directly to Rebecca Garner (rebecca@dev-services.com).

Wishing you all the best holiday season with you and yours!

Warmly,

Jessica Rieke, President

WINTER SNOW REMOVAL

We are gearing up for cold wintery weather this year! Of course the level of snowfall is not predictable, but we are getting our landscaping team on board with a better plan with snow removal for common area sidewalks this winter. Last winter it was less than ideal, so we have a different approach this year to ensure sidewalks are clear.

Just a reminder that snow removal on streets is actually managed by the Ada County Highway District (ACHD) and isn't managed by the HOA or our landscaping company. Additionally, homeowners are responsible to ensure the sidewalks & gutters directly in front of their homes are clear of ice and snow.

ANTICIPATED DUES INCREASE

I know, we don't like it either. Several factors go into a dues increase and we are grateful we didn't need to do one last year for the 2022 calendar year. A new social club membership, updated landscaping contract and overall increases due to costs for pretty much everything are going up, we are expecting to require a slight increase. A full description and line item budget overview will be sent out early December.

We are also obtaining a professional Reserve Study to use in our financial toolkit. One thing we are looking at is what our asset repair and replacement costs would be long-term. Part of our fiduciary duty is to review immediate and future expenditures in the ongoing budgeting process so that we can adequately plan to avoid instances where a Special Assessment is required. No one likes surprise bills - especially the unexpected kind. The Reserve Study's initial site inspection is scheduled the last week of November and there is about an 8-week turn around timeframe until the Reserve Study findings are available. The intent is to provide a copy of the Reserve Study, once completed, on the association's webpage for homeowner viewing.

CLUB MEMBERSHIP FEEDBACK

Again, a tremendous thank you to all of you who responded with your thoughts and feedback on the Lifestyle Membership each of us have with the club by being a homeowner within our community. This valuable data as we move to negotiate the newest rate, but also in providing them with information to make our experience as members better. Out of 154 Homeowners, we saw 105 responses, which is an excellent response rate.

FUN SOCIAL EVENTS

We are looking into fun things that we can add to our community next year and welcome anyone who would like to help with planning and executing things within out community. Please send an email to rebecca@dev-services.com, with your interest and she will forward it to the Board.

Some interesting ideas are included in this weblink -> 10 Great Ideas for Being Active in Your Neighborhood

FIRE PIT

We've had several notices from homeowners that the fire pit is not working and we have a tech scheduled to come out in January. That was (unfortunately) the soonest they are available to come assess it, but will let us know if they're able to come out sooner.

SIDEWALK REPAIRS

There is a sidewalk repair scheduled by ACHD for the sidewalk at the southwest corner of the park. We've been told it is scheduled for this fall/winter. We will be grateful to see it repaired and to rid of the cones.

STOP SIGN STUDY

We have requested for ACHD to conduct a study on adding a stop sign to the intersection of SpurWing Park Way and Greenspire. Hopefully, it will result in the addition of a stop sign to help mitigate safety concerns.

HOA HOLIDAY LIGHTING

We are anticipating the annual holiday lighting will go up very soon. Thank you for your patience.

REMINDERS

Please remember to pick up after your pets and utilize the pet waste containers within the community.
