Conservation landowners have been in the news lately and we are providing two stories that show the gratitude they have for their land.  As the holidays approach, we want to introduce you to an Aurora project that could be a great location for your holiday get-together or some shopping.  The Stanley Marketplace used both historic preservation and environmental remediation tax credits to finance its redevelopment.  Finally, we provide a report on the happenings at the most recent Conservation Easement Oversight Commission hearing earlier this week.

As you're counting your blessings next week, please add to your list - clean water, clean air, delicious food, historical buildings, beautiful views and the foresight of our local property owners for making Colorado a lovely place to live.

Happy Thanksgiving!

Stanley Marketplace:
A New Denver Hotspot

There's a lot of buzz about Stanley Marketplace, and rightly so. Located in Aurora, it has been described as Denver's hottest mixed-use food-and-drink destination. But it's more than that. Stanley Marketplace is a self-styled "...food-centric, community-inspired marketplace."

Although it only opened a few weeks ago, Stanley Marketplace already houses over 50 businesses, all local. The 140,000 square feet of indoor space holds multiple restaurants, a brewer, a signature Beer Hall, a dentist, a daycare, as well as health and beauty and other service businesses; there is even an events space for weddings and other large functions. The Stanley Marketplace site in fact covers 22 acres, with outdoor play and gathering space for kids and adults alike.

Update from Conservation Easement Oversight Commission Meeting 11/14
Cody and Ariel attended the CEOC hearing on Monday and learned some information about timing, numbers of applications and status of fee setting for 2017.

Mark Weston acknowledged that they are still behind the statutory requirement to review applications within 120 days.  The requirement for tax credit certificate review is in statute but the requirement to review Preliminary Advisory Opinions within 120 days is in their rules.  Real Estate has received a total of 31 certificate applications for 2015 transactions so far and recognize that they will likely receive additional 2015 applications in the future.  In fact, they just received a 2014 certificate application last month.  2015 PAO applications totaled 27 and they have received 24 PAOs so far in 2016.

Conservation Stories in the News
We invite you all to read the following two articles that have been in the news recently about why it was so important to do a conservation easement for these two landowners.

Kit Strang shares her story about land and ranching and how it began early on in her life.  " We have survived over the years because of a little luck, good water and the willingness to do a lot of different things to get by," said Kit Strang.

Rich Marsh says "I'd rather it grow big game and sage grouse than houses," in  his story about his quest to help protect the sage grouse and the importance of a conservation easement.
