Welcome to the first edition of the Fairfield 33 Development Alliance newsletter, REPORT. Every quarter, you will get news and insights about development in Fairfield County.


One of the things that truly separates Fairfield County from other counties is that collaboration is alive and well here. A great example is the Basil Western Road corridor improvements. This is a corridor in the northern part of the county that spans multiple jurisdictions. There are hundreds of acres primed for industrial growth. However, there needs to be major road improvements in order for the area to develop. County Economic Development, Fairfield County Engineer’s Office, the Transportation Improvement District, the Fairfield County Port Authority, Violet Township, and the City of Canal Winchester have built an agreement to make sure any development in that industrial corridor will be paid by development and not the taxpayers. DHL Logistics has already built a 755,000 square- foot warehouse to anchor what is called Violet Pointe. This is what collaboration can accomplish.


Fairfield County is the fourth fastest growing county in the state. It’s not whether the growth will happen, it’s how to manage that growth. Collaboration, not worrying about boundaries and egos, will ensure that we focus on smart growth. Development that will provide jobs and tax revenue will help the county maintain its mix of suburban, exurban, small- town, and rural diversity.


October is Manufacturing Month in Ohio and we are embracing the opportunity to share the amazing data that supports Fairfield County as an ideal location for all forms of manufacturing.

News Along the Corridor

Canal Winchester Welcomes 
Distributor Wire & Cable

Distributor Wire & Cable recently relocated to Canal Winchester after having outgrown their location in Gahanna. The company was seeking a larger space to serve their clients in Ohio, Pennsylvania, West Virginia, and Kentucky.

To accommodate their growth, they leased 153,310 square feet in the newly constructed Canal Pointe Industry & Commerce Park Building B at 7607 Robinett Way. This speculative industrial building was recently constructed by Molto Properties, and 221,000 square feet remains available for lease.

This strategic location will allow them to expand their inventory and services while retaining great access

Johnson's Opens in Pickerington

Johnson’s Real Ice Cream held its grand opening in May 2025, becoming the first City of Pickerington and CIC led redevelopments happening in Pickerington’s Olde Village.

This truly unique building with an elevated seating area quickly became Johnson’s number one store in central Ohio. Pickerington and its CIC invested in real estate acquisition, redevelopment, and nearby parking improvements to set up Johnson’s for long-term success.

Zoresco Remains Committed

Zoresco Equipment Company was awarded a state incentive for a project in Lancaster that includes the expansion of its facility on South Columbus Street.

The Pittsburgh-based truck body manufacturer received a six- year, 1.2% job creation tax credit to open its first location in Central Ohio. The $80,000 incentive will support the creation of 18 full-time jobs at the project site and those positions are expected to generate$1.3 million in new annual payroll by the end of 2027. As part of the tax credit agreement, Zoresco is required to maintain operations at the Lancaster facility for at least nine years.



Zoresco is a builder of platform, service, and dump bodies for commercial trucks. Its partners include major automotive manufacturers, according to the company's website. Zoresco also offers snowplows and salt spreaders, lighting, toolboxes, commercial van interiors, open and enclosed tag-a-long trailers, and recreational truck accessories. Construction Begins on 33

The Ohio Department of Transportation is beginning earthwork on the Rt. 33 and Pickerington Road interchange. This $70+ million project will eliminate the at-grade intersection of Pickerington Road and US Rt. 33 and will create a limited access highway. The project will include the construction of public service roads to connect to residential areas near the U.S. 33 and Pickerington Road area. The at-grade intersections of Allen Road and U.S. 33 will be closed after completion of the interchange facility.

Workforce Center News

The Fairfield County Workforce Center held a signing day in June for recent high school graduates who are starting their futures with employment. School superintendents, business owners, elected officials and college representatives joined more than 30 grads from eight Fairfield County schools as they signed with employers in the areas of carpentry, electric, HVAC and healthcare. We could not be more proud of this group.

Teens Experience Explore Summer Camps

Over 150 middle school students took advantage of the free Explore Career Summer Camps offered at the Workforce Center in June. They enjoyed exploring carpentry, robotics, healthcare and more while making friends and memories.



In its fourth year, the Workforce Center Career Camps were led by instructors from Hocking College, Ohio University- Lancaster, and Lancaster City Schools, with support from Lancaster-Fairfield Community Action Agency and ASCENT. There was no fee or cost to the students participating in the camps – all are funded by the Fairfield 33 Development Alliance, the Fairfield County Commissioners, and Lancaster City Schools.

Graduates Receive Words of Wisdom from Carpenter

In May, 83 students graduated from the Workforce Center Pre-apprentice Program, solidifying their education and preparing for their futures. This group of young men and women received certificates in the areas of HVAC, Water/Wastewater Management, Carpentry, Electric, and Phlebotomy.

The Commencement speaker was Lancaster native Bobby Carpenter, an All-Ohio football player who won a national championship with the Ohio State Buckeyes and played in the NFL. The owner of Carpenter Mechanical, Carpenter spoke to the graduates about the importance of succeeding in all areas of your life – from finances to personal relationships, in addition to giving 110 percent to your career.



The incoming class of students will begin their curriculum this fall/winter.
