2025 CALENDAR

Dear Members and Friends,

I hope this note finds you well—and not buried under too many back-to-back meetings (we’ve all been there). And you were able to enjoy your weekend!

As always, we’re keeping the pulse on what’s shaping our industry—and this week, I want to bring your attention to two powerful blog posts we just released:

Thriving in Mind: Understanding Your True Personality

If you think you’ve seen it all when it comes to personality assessments, think again. Dr. Katherine Benziger’s model flips the script. It’s not about putting you in a box—it’s about getting you out of the wrong one. This Thursday, we’ll explore her refreshing, brain-based approach to personality that can transform how you work, lead, and live.

[There’s still time to register—don’t miss it!]

Transforming Healthcare with Responsible AI

We also dive into how AI is reshaping healthcare—not just in hospitals, but in how architects, engineers, contractors, and project teams plan, design, and build smarter, safer, and more responsive spaces. Spoiler alert: AI isn’t replacing people—it’s empowering them.

Check out both blogs on our website—and share them with your teams. They spark important conversations about where we’re headed as an industry.

And again, if you haven’t signed up yet for Thursday’s lunch and learn session on Thriving in Mind, now’s the time. It’s not your typical assessment—it’s a mindset shift.

Looking forward to seeing many of you there!

Warmly,

Kelly Jackson

Project Highlights: Purpose-Driven Design in Action

We’re proud to spotlight three recent projects that showcase the power of design to inspire, protect, and perform—each bringing innovation and impact to the spaces where people live, work, and connect.

Celebrating St. Louis at The Edwin

Arcturis unveiled a striking new mural that now wraps the Grand Boulevard side of The Edwin. The art piece was commissioned by Pier Property Group and features 24 iconic St. Louis landmarks. It blends public art with storytelling—capturing the city’s unique spirit and architectural heritage.

Cool Under Pressure at 96,000 SF cold storage in Atlanta

Jarrell delivered HVAC, plumbing, and a state-of-the-art CO refrigeration system for Penske Logistics’ Atlanta distribution center. Through careful coordination and phased execution, the facility remained fully operational throughout construction—showcasing the precision and efficiency of design-build done right.

Upgrading Safety at Powell Hall

Zagarri Engineering completed the installation of a new Emergency Responder Communication Enhancement System (ERCES DAS) at Powell Hall. This system now supports first responder access at the historic home of the St. Louis Symphony Orchestra. Designed to blend seamlessly with the venue’s iconic interior, the system strengthens safety without compromising architectural integrity.

Each of these projects reflects a thoughtful, future-ready approach to building—and we applaud the teams who brought them to life.

Want to learn about the major projects and economic development in the St. Louis area? You can’t miss our Regional Rundown: Growth, Gaps & Gameplans on August 7th. Don’t miss your chance to take part in this important discussion. Register now!

St. Louis Suspends Small Business Certification Program

The City of St. Louis has suspended its CertifySTL program, which provided certification for minority- and women-owned businesses (M/WBEs) seeking city contracts—a move that community leaders are calling a serious setback for economic inclusion.

With major city projects like the airport expansion and Metrolink upgrades on the horizon, advocates worry the suspension could divert billions of dollars away from diverse businesses and communities.

The St. Louis Development Corporation (SLDC) stated the suspension is tied to enforcement action from the U.S. Department of Justice. MOKAN is calling on Mayor Cara Spencer and the Board of Aldermen to reinstate the program and preserve economic opportunities for historically underrepresented businesses.

SLDC will continue monitoring workforce and equity requirements through the GPTS and HeadCount platforms. Developers and general contractors are encouraged to contact SLDC’s Compliance Office for guidance on how this update may affect current projects.

While new certifications are paused, SLDC emphasized that all existing workforce and equity requirements tied to public development projects remain in effect and will continue to be enforced.

Revitalized and Reconnected: 7th Street Project Links Two Downtown Icons

Downtown St. Louis just got a major glow-up—and it’s not just cosmetic. On Friday, city leaders cut the ribbon on the long-anticipated 7th Street Project, officially completing the corridor between Ballpark Village and Washington Avenue, linking the homes of the Cardinals and the Battlehawks with a vibrant, pedestrian-friendly stretch of infrastructure.

Mayor Cara Spencer nailed it when she said, “The downtowns that people flood to aren’t the ones with the widest roads. They’re the ones that invite you to slow down, take in your surroundings, stop for a treat, and move around safely—no matter how you get there.” That’s the new 7th Street in a nutshell: a modern corridor built for connection, not just commuting.

Here’s what the facelift includes:

  • Protected bike and pedestrian lanes
  • New street lighting and trees
  • Wider sidewalks and ADA-compliant crosswalks
  • Repaved roadway from Walnut to Washington
  • Smart traffic calming and traffic management tools

But this isn’t just about infrastructure—it’s about creating a safer, more connected experience for everyone downtown. Bill DeWitt III, President of the St. Louis Cardinals and one of the key private backers of the project, highlighted the impact: “The increased public safety presence and stepped-up activations have made a real difference. You can see and feel the positive momentum.”

The project doesn’t stop at asphalt and LED lampposts. It also includes:

  • A link to the Brickline Greenway at Market Street

Unlocking Your Brain's Potential: What Makes Benziger's Model Different-and Why You Should Care

This Thursday, we’re diving deep into the fascinating world of brain dominance and personality awareness—and you don’t want to miss it.

Our upcoming event is based on the groundbreaking work of Dr. Katherine Benziger, a pioneer in personality assessment and the brilliant mind behind Thriving in Mind: The Natural Key to Sustainable Vitality. If you’ve ever taken a personality “test” and thought, That doesn’t feel quite right, you’re not alone—and Dr. Benziger would probably agree with you.

So, what makes her approach different?

For starters, she doesn’t call it a test.

Dr. Benziger refers to her system as personality assessing, not testing—because she believes personality isn’t something to score, grade, or label. Her model is based on identifying your brain’s natural dominance, helping you recognize the mode of thinking that energizes you rather than exhausts you.

Unlike more common tools like Myers-Briggs or DISC, Benziger’s assessment:

  • Focuses on how your brain processes information, not just behavior or traits
  • Distinguishes between natural preference and competency (just because you’re good at something doesn’t mean it brings you joy)
  • Warns against the psychological and physical toll of “falsifying type”—when we adapt too long to roles or behaviors that aren’t aligned with our brain’s natural strengths

Transforming Healthcare with Responsible AI: Why It Matters to the Entire Project Team

AI is reshaping the healthcare industry—but not just in exam rooms and behind computer screens. It’s transforming how healthcare spaces are imagined, designed, built, and managed. Whether you’re an architect, engineer, project manager, or general contractor, the responsible use of AI in healthcare isn’t just a tech trend—it’s a strategic shift that affects how you work, who you work with, and what you build for the future.

Let’s break it down.

What Is “Responsible AI” in Healthcare?

Responsible AI means designing, deploying, and using artificial intelligence with measurable outcomes, ethical integrity, and workforce empowerment. In healthcare, that looks like AI tools that:

  • Improve patient outcomes
  • Optimize operations (not just costs)
  • Avoid bias and protect privacy
  • Elevate, not eliminate, human expertise

Why This Matters to the Whole Healthcare Project Ecosystem

Architects & Designers

AI is impacting facility planning like never before. With AI-generated space planning, heatmaps from patient flow, and infection control modeling, design isn’t just about aesthetics—it’s about data-informed functionality.

Responsible AI can:

  • Optimize layouts for staff efficiency and patient care
  • Reduce risks by simulating emergency scenarios or patient surges
  • Align design decisions with actual clinical workflows (not guesswork)

Architects who understand how AI affects user behavior will be the ones designing the most resilient, adaptable spaces.

Decision-Making: Why We Sometimes Choose Poorly Under Pressure

Ever wonder why smart, experienced people sometimes make bad decisions—especially when the stakes are high? It’s not a character flaw. It’s how our brains are wired.

Neuroscience reveals that stress, bias, and mental shortcuts can seriously impact our ability to think clearly and choose wisely. But by understanding how the brain works under pressure, business leaders can make better, more intentional decisions when it matters most.

What’s Going on in the Brain?

Three key areas of the brain play a role in decision-making:

  • Prefrontal cortex – Handles logical reasoning, planning, and evaluating options.
  • Amygdala – Controls fear and emotional responses.
  • Basal ganglia – Manages habits and automatic behaviors.

Why Pressure Makes It Worse

Stressful environments activate our survival brain. Under pressure, the amygdala can override the prefrontal cortex in what’s called an “amygdala hijack”—our brain’s fight-or-flight response kicks in, and rational thinking takes a back seat. Stress also decreases blood flow to the parts of the brain responsible for complex reasoning, making it harder to think critically in the moment. This can produce the following effects:

  • Cortisol, the stress hormone, impairs memory and focus.
  • Team members may defer to authority or fall into groupthink instead of raising red flags.
  • The faster the decision needs to be made, the more we lean on bias and instinct over logic.

Habit #31: On Time

When we run late, we can:

  • carelessly spend energy rushing around
  • pick up guilt and shame
  • reinforce negative self talk
  • adopt a victim mindset
  • Intentional timeliness can be a simple way to build confidence.

Feel your worth and grow your confidence when you arrive on time, fully engaged, and ready.

Remember:

You are worth arriving on time - or early.

Performance Tips:

Timeliness is a result of intention and systems.

Your brain uses about the same power as a 10-watt light bulb—yet it performs billions of calculations per second.

DNA from all the people on Earth could fit into a space the size of a sugar cube.

The Parthenon in Greece was once used as a gunpowder magazine. During the 17th century Ottoman occupation, it was used to store ammunition—and exploded during a Venetian attack in 1687.

Gothic architecture wasn't named for the Goths. Renaissance thinkers coined the term "Gothic" as an insult, linking the style to the "barbaric" Goths—though the architecture was far more advanced than they gave it credit for.

The oldest known door is over 5,000 years old. A perfectly preserved wooden door was discovered in Switzerland, dating back to roughly 3,000 BCE.

Smiling can actually make you feel happier. The facial feedback hypothesis suggests that even a forced smile can boost your mood—it signals your brain to release feel-good chemicals.
