Owners,
As we approach the end of summer, and with our part-time residents starting to migrate back to Naples, I want to wish everyone a very happy Labor Day. I thought this would be a good time to update our homeowners on a number of key issues and objectives of your Board.
-
We are experiencing a significant turnover of homes in our Association. This is actually a positive, as home values have soared. I want to encourage our new owners to visit the Single Family HOA website, www.strandhoa.info and our owners' section, username: strandhoa, password: shoa2021, where you will find valuable information about our community. On the site you will find a welcome package, important phone numbers and contacts, including those of our property manager and Board members, Covenants, By-laws, Articles of Incorporation and Community Rules and Regulations.
- Our Board has recently updated our Articles of Incorporation, By-laws, and Declaration of Covenants. A significant part of these updates is to comply with changes made by the Master Board and by the State of Florida, which governs the conduct of HOA's. On our website we have posted a "clean" copy of the revised documents as well as a detailed version of the changes that were made. Your responsibility as an owner is to review these documents and provide your input, if any, to our Board. You can provide your input directly to our property manager or by contacting one of the Board members. We intend to conduct an owner's vote on these changes and updates at our October meeting. However, to pass, we need an affirmative vote of two-thirds of our owners. That is, we need at least 81 votes in favor. We need your input and voting participation. Further reminders will be periodically sent to our owners.
- Hurricane season is still upon us. As a reminder, as more and more of our homeowners are renovating their property, please make sure dumpsters are emptied as soon as they are full. We need to be vigilant to avoid flying debris during heavy winds damaging property and, most importantly, injuring people. Our Rules and Regulations are quite specific regarding overflowing dumpsters.
-
We have had a several complaints regarding the ponding of water on the north entrance of Barclay. We resolved the ponding on one side only now needing to deal with ponding on the other side of Barclay. Part of the cause was the result of our paving project. There is nowhere for the water to drain. We are working on a solution which will more than likely require installing a drainage grate and an underground pipe to the nearest sewer. We are in the process of obtaining quotes for the required project.
- Finally, your Board is working on a 5-year plan to continue to beautify our community, and enhance homeowner value. Two items that currently come to mind are the installation of lights in our cul-de-sac gardens (some initial preparation has already been done as part of our paving project), and perhaps the strategic installation of fountains. The Club has graciously agreed to provide some financial help in this regard. If you have other ideas with regard to our 5-year plan, I welcome your input.
