Owner & Architectural Vision:
The project consists of a thoughtfully composed residential compound designed for use by multi-generation family member. The program includes:
· One-Acre Site with 15,385 SF built area
· 7,165 SF single‑story main residence with 6-car garage
· Detached accessory apartment with 3-car garage
· Separate RV garage.
All components are unified by a modern desert architectural design. Clean horizontal massing, flat roof forms, deep overhangs, covered patios, and an internal courtyard create a strong indoor–outdoor connection well suited to the Southern Nevada climate.
Generous ceiling heights, reaching 14 feet in primary living areas, combined with expansive sliding and pocket glass doors enhance natural light and spatial openness, while trellis elements and covered outdoor spaces provide shading and visual depth.
Structural Engineering Solutions:
THOMAD Engineering LLC provided full structural engineering services for the project, delivering a code‑compliant, efficient, and constructible design tailored to both architectural intent and site conditions.
Key structural features include:
- Type V‑N wood-frame construction supporting elevated ceiling heights and large wall openings
- Reinforced concrete slab‑on‑grade foundations, designed based on site‑specific geotechnical criteria
- Engineered roof trusses, supporting a combination of long-span flat roofs and integrated parapets to simplify and speedup framing
