New NJ Flood Zone Building Requirements (effective July)



Updated New Jersey DEP regulations now require new homes built in flood zones to be elevated four feet higher at the first floor. The change follows updated sea level rise projections from Rutgers University, which led the DEP to reduce its original proposal by one foot. Major renovations to existing flood-zone properties may also trigger compliance with the new elevation standards.

Avalon Water Bill Surprises



Avalon is experiencing higher water usage due to hidden pipe breaks that occur when frozen lines thaw, including waterfront dock services. These issues often go unnoticed and can lead to costly repairs and high water bills.


All Avalon water customers can use the free Avalon Consumer Water Portal to monitor water usage in real time. Continuous water use at a closed or winterized property often signals a leak. Set up alerts and check usage regularly, especially during freeze-thaw periods. If you see unusal activity, contact your property manager or plumber right away.
