Opt-In for Electronic Delivery - How do we save you and your HOA money? Maryland law allows members to “Opt-In” for electronic receipt of legal documents (budget, audit, etc.). Per state ordinance, the default communication preference for these documents is snail mailed letter only; however, you could update your preference and receive these electronically. This is a great way for you and your HOA to save money and you time! No more missing or delayed mail deliveries. The Board is currently working to make this possible. Stay tuned for information on how to “Opt-In” to receiving Association Documents electronically!!
Architectural Applications - Don’t forget to submit a Property Improvement Request (PIR) application before making any changes to the exterior of your home. Just remember that all property improvements must be approved by the Architectural Control Committee. If you are replacing a white window for the same style white window, not approval is needed. Please go to the Snowden's Mill HOA website to access the application and other helpful information regarding the most common projects. Remember it takes about 12 days for evaluation and response. The Architectural Control Committee is comprised of your neighbors who volunteer their time.
Lawn maintenance issues - Some residents don’t cut their grass regularly or take care of their landscaping. Examples include trees/shrubs that have grown too large and weeds in the flower beds. Please keep your landscaping in great condition. It’s an HOA policy.
Also, remember that every house in the HOA came with foundation plants and every house is required to have foundation plants….no exceptions. Foundation plantings are garden beds placed near a building's foundation to add beauty, soften architectural lines, and increase curb appeal.
You can find the HOA lawn and yard care policy document here. The BOD can’t be everywhere, if you see a lawn or landscaping that is overgrown, please let us know. We have a great community that cares about the appearance of their homes and our community.

LAWN CARE
Creating an Eco-Friendly Garden and Landscape – There have been many gardening trends from trying to eliminate all bugs in the garden to full-blown organic gardening. Eco-friendly gardening is a sensible approach to encouraging sustainable gardening practices that encourages healthy plant growth with minimal insecticides and fewer chemical fertilizers.
Eco-friendly gardening strives to:

Eliminate wasting water - Not all plants need the same amount of water. Turfgrasses that we use for our lawns require far more water than most trees and shrubs. Chemicals we use such as weed killers, insecticides, and cleansers that are not used properly wash into our watersheds. How much pollution do you think an area the size of the DMV uses that ends up in stormwater overflow and eventually into our watersheds and then our drinking water? Remember, Montgomery County ordinances ban the use of most synthetic pesticides, including “weed & feed” and pre-emergent products, used for lawn care. Only organic pesticides and herbicides can be used in the county. Violations could result in a fine.

Propping up failing plants with chemicals - All plants have needs required to thrive. Some plants need more sun than others and some need more shade. Some need more iron and others more phosphate. Plants planted where they will perform well need less or don’t need chemicals to thrive. If you are constantly having to treat a plant to get it to grow, it may be planted in the wrong place.

Our county offers lawn waste recycling weekly - Please don’t dump lawn waste or anything else on our common land. We see many people using paper lawn waste bags to dispose of their lawn waste. A more economical and eco-friendly way to is to purchase a reusable plastic trash can for lawn waste. They will last for many years, save you money and reduce the resources used to make paper bags. The county will pick up yard waste each week on your trash day. The county will provide “Yard Waste” stickers that can be placed on containers that will be used to dispose yard waste. As always, please store your yard waste cans out of sight except on your pickup day.

WHAT IS GROWING IN MY YARD?
This is Poison ivy. Poison ivy is a plant that can cause an itchy rash when touched. Poison ivy, poison oak, and poison sumac all contain urushiol (yoo-ROO-shee-ol), a sticky, colorless, odorless oil. Urushiol is not poisonous. It's considered an allergen because it causes an allergic reaction in most people who touch it. It grows very well in wet areas or after heavy rains.
The allergic reaction to poison ivy includes a rash with blisters, itching, and sometimes swelling. The rash can look like straight lines if the plant brushed against the skin that way.
After a few days, the oozing blisters become crusty and start to flake off. The rash from poison ivy can start within hours of contact or as much as 5 days later. It may take 2 to 3 weeks to heal.
Please don’t touch it. If you do, please wash your hands or legs that have touched it quickly. Poison ivy can be spread from clothing that has touched poison ivy or possibly from someone who has it, but it is not as easily transferred.

SPEED LIMITS ON OUR STREETS
Please be careful while driving in our neighborhood. Maximum speed limit is 25 miles per hour in our neighborhood. For the safety of all concerned, please observe this speed limit.

COVENANT INSPECTION UPDATE
We are in the middle of our biennial covenant inspection process that started on April 2. There were 135 initial covenant violations, and we are down to 71 unresolved violations after the second inspection. There will one more inspection that will be concluded in second week of August. Those violations that remain after the third inspection will be sent to the to the HOA attorney to compel the homeowners to correct their violation. Thank you to everyone who corrected their violation. The whole community looks better due to your actions.

TOWN HOME ROUNDUP (Helpful information for the townhome owners)

CAUTION CAUTION
We are planning a major repaving and restriping project on the parking lots of Tufa and Tourmaline in June or early July. Please make arrangements to move your vehicles if you will be out of town. Any unattended vehicles will be towed at the owner's expense.

Summer Squash Pasta
Ingredients
- ¼ cup olive oil
- 8 garlic cloves, thinly sliced
- 2 pounds summer squashes/zucchini, sliced
- Kosher salt
- 1teaspoon Aleppo pepper seasoning
- 12 ounces ziti, or other round pasta
- 2+ounces grated Parmesan
- 1 tbls fresh lemon juice
- ½ cup basil leaves
1. Bring water to boil and cook pasta. (save pasta cooking liquid for latter step)
2. While your pasta is cooking, heat oil in large skillet over medium heat. Add garlic, cook until lightly browned around the edges about 5 min.
3. Add squash with a little salt and increase heat to medium. Continue to cook, stirring occasionally until squash is tender about 12 min.
4. Add Aleppo-style pepper.
5. Transfer pasta to skillet with squash using a slotted spoon or and add ½ cup pasta cooking liquid.
6. Cook pasta, adding 2 oz. parmesan in stages along with more pasta cooking liquid as needed, until sauce coats pasta and pasta is al dente. Toss in lemon juice and most of the basil.
7. Serve.

GREEN CORNER
Save money by making your own cleaning products! Homemade cleaning products use common items and work as well as their primary brand counterparts minus the harsh chemicals. Please note, you can’t use vinegar on marble countertops since vinegar could damage marble.
Homemade Window Cleaner:
In a clean 16oz. spray bottle, pour in the following ingredients: ½ teaspoon of liquid dish detergent, 3 tablespoons of vinegar, 2 cups of water, and mix the solution by shaking the closed bottle well. Label the bottle and use this solution as you would normally use glass cleaner.
Economical Home Uses for Vinegar:
Treat sunburns by applying white vinegar to the affected areas creating a cooling sensation Descale and clean the coffeemaker by running 2 cups of white vinegar with 1 cup of water through the brew cycle followed by 2 full brew cycles of clean water Using full-strength white vinegar as a grease cutter in the kitchen. Use a half vinegar and half water to wipe down the refrigerator’s shelves and walls for easy cleaning and deodorizing. Easily clean a dirty microwave by boiling a half cup of white vinegar and a half cup of water in a microwave-safe bowl in the microwave for about 5 minutes on high. It will loosen dried food and make lingering odors disappear. Use the remaining solution once it cools to wipe the inside of the microwave clean. Unclog drains by pouring baking soda followed by vinegar and clear away any debris that bubbles up. Then pour some hot water down the drain to rinse.

QUESTIONS TO THE SMHOA BOARD OF DIRECTORS | |
I want to know who, what, where and why?
1.) I was told that if I have a balance due to the HOA that I don’t qualify for the early payment assessment discount, is this true?
Yes, the HOA does not give the early payment discount to those homeowners who have a balance with the HOA. Yet another reason to pay your yearly assessment in a timely manner.
2.) I have noticed that there are vines growing up some HOA owned trees and killing the trees. What is the HOA doing about this? Can I help?
Your HOA Board of Directors have noticed this and are planning to kill these vines that are killing our precious common property trees. We have already cut over 130 vines growing on trees in the Tourmaline Ct. storm water retention pond area and other areas. We are developing a long-term plan to eliminate these vines across the HOA common lands. If you find any of these vines growing on your property or on your trees, please cut them at the base of the tree. You are responsible for killing these vines growing on your trees and responsible for having the tree removed after the vine kills it. We need everyone’s help!
3.) I am replacing my fence. What are the guidelines for fence placement?
The HOA has a rule that there can’t be two white PVC stockade style fences on adjoining properties. The HOA does not do inspections as to property lines and fence placement. It is the homeowner’s responsibility to ensure that their fence is not installed outside of your property. The fence CANNOT be installed flush with the front of the home. The HOA requires that the fence be placed back at least 10 ft from the front corner of the home. There are a few homes that are in violation of this rule and will not be allowed to replace the fence in this location. Remember, you do need an approved property improvement request (PIR) before you install your fence. The HOA Architectural Control Committee (ACC) checks all fence installations to ensure they match the approved PIR. If you have any questions, please let us know.
