Property Supervisor vs. COVID-19

COVID-19 has brought many challenges to Property Supervisors. As we weather this virus and try to be as safe as possible, we face many challenges. In the last months, we have been continuing to adapt the way we show properties, conduct property inspections, and coordinate maintenance requests to continue to provide the best service possible.  
 
Showing Properties: we offer self-guided showings and virtual tour options; if these options are not ideal, we also provide in-person showings following social distancing guidelines.
 
Property Inspections:  Interior/exterior property inspections are performed following social distancing guidelines. If a resident refuses entry due to COVID-19, we accommodate the resident as much as possible only if the matter does not pertain to an emergency issue that is causing damage or putting other residents at risk.

(With city orders changed to “Safer At Home”, interior property inspections have been placed on hold, unless in the case of emergency.)
 
Coordinating Maintenance:  All of our vendors follow social distancing guidelines and coordinate maintenance repairs directly with the residents. Inspection Protocol During the Pandemic

At Ernst and Haas, one of the services our clients appreciate the most are the annual property inspections we complete for each property under our management. These inspections consist of testing all smoke and carbon monoxide alarms, taking condition pictures and notifying the maintenance department of any issues that need to be addressed. These inspections are crucial for ensuring all of the properties under our management are being maintained efficiently.

Due to the coronavirus lockdown, we had to cease all interior inspections to ensure the safety and health of both our employees and our tenants. With the lockdown lifted, we have started to conduct our annual property inspections again with certain protocols in place so our tenants still feel safe when an inspector enters their home. Our inspectors wear a face mask and gloves when entering a property and disinfect with hand sanitizer after each inspection. Our inspectors try to maintain social distancing during the inspection and try not to touch anything that isn’t necessary to complete the inspection. So far, tenants have appreciated these protocols and we haven’t had many issues when conducting our inspections.

We don’t know what the future holds, since things change daily in regards to the pandemic. However, we will continue to conduct our annual property inspections with these new protocols in place to keep both our employees and tenants safe. As mentioned above, these inspections are crucial in the maintenance and upkeep of each of the properties under our management. This also ensures that small maintenance issues do not become large maintenance issues.
Navigating Maintenance Requests Through the COVID-19 Pandemic

Maintenance is a very important component when sustaining a safe and well maintained unit/property for tenants. Even with the challenge of working through COVID-19 we are determined to service tenants in a timely and efficient manner. Special thanks to you for quick responses to our emails, requesting over the limit approvals, estimate approvals, etc. This truly make our jobs a lot easier.
 
Lastly, the vendors have been instructed to wear PPE materials and to adhere to the CDC guidelines at all times when visiting any of your properties.
