With Memorial Day and 4th of July celebrations behind us, the summer has reached its apex as we move forward into August. Palm Springs saw a huge convergence over the 4th of July weekend from the nearby Coastal Cities as SoCal residents (and some Bay Area visitors) opted for poolside settings. But that's not slowing down the fun in the sun (and indoors) that's to be found in the Coachella Valley! From pool parties to dining adventures, our Desert Resort Cities offer a range of pace whether you are looking for a quiet retreat or a fun night on the town.

The housing market offers a plethora of choices as inventory continues to increase with well priced homes still getting multiple showings and going under contract. But buyers are being cautious, and sellers who stick to 2023 prices are getting left behind as evident in the number of price reductions we see occurring. A summary from the June Housing Report shows the following averages:

Prices: Median price of a detached home ended the month at $695,000 which is 0.4% more than last year. 

Sales: The 12-month average of sales was 675 units a month. 

Inventory: 3,313 units (34.4% more than last year). Very close to pre-pandemic normal levels.

Days on Market: 52 Days (7 more days than last year). 

Price Discounts: 2.6% for detached homes. 3.2% for attached homes.
