Pipeline Update
The Housing Pipeline is expanding, with 136 units completed in 2024 and an additional 1,394 units progressing through three stages (In Early Development; In Development; Financed and Under Construction), for a total of 1,530 units to be completed within the next 10 years.

In July, Jay Coburn, CDP President and CEO, and Gail Sullivan, Managing Principal and Founder of Studio G Architects led members and staff of the Wellfleet Affordable Housing Trust, Zoning Board of Appeals, and CDP Board members on a behind-the-scenes hard-hat tour of the Residences at Lawrence Hill project. The Residences is a new affordable housing community featuring 46 affordable, sustainably designed rental housing units located on Lawrence Road in Wellfleet. The new development will provide low- and moderate-income families access to new, permanent, stable, year-round affordable housing.
Guests were excited to see the progress firsthand and experience the thoughtfully designed spaces, filled with natural light and details that reflect both function and care.
The Residences are on track for completion in early 2026. All 46 affordable rental units will be offered through a housing lottery. A comprehensive marketing and outreach campaign will launch September 15th, with applications accepted through early November. The CDP and its partners are preparing to begin outreach in full alignment with Massachusetts Affirmative Fair Housing Marketing and Resident Selection Plan Guidelines.

| | Supporting Small Businesses | | Business & Credit Sets New Records in FY25! | | |
In addition to these impressive results, our Business & Credit Team participated in a nine-month fellowship through the Northeast Transition Initiative, focused on helping business owners prepare for succession and potential ownership transitions. As a result, the team has deepened its expertise in Owner Transitions and opportunities for Employee Ownership.
They also launched a Cape & Islands-wide survey — What Is Your Exit Plan? — to assess business owners’ readiness to sell or transition their businesses. The insights gathered are now helping shape our programming during 2025 and 2026, ensuring this important topic remains a central focus of our support for local businesses.

In alignment with your feedback and our newly approved Strategic Plan (stay tuned for more on that next month!), we’re excited to announce that Tricia Murray (pictured right) is transitioning from her role as Manager of Business & Credit Programs to become the CDP’s first-ever Director of Communications.
Tricia joined the CDP four years ago with a clear mission: to help expand the Business & Credit Program’s outreach to under-resourced communities, including BIPOC and immigrant populations. She’s done that—and more—with dedication, talent, and heart.
Now, she’ll bring her experience, insight, and passion to amplify the work of the entire organization. We couldn’t be more excited to have her in this role and for what’s ahead!

The Cape Cod Commission, in partnership with the Cape Cod Regional Transit Authority (CCRTA), has launched a two-year Transit Needs Assessment to better understand how public transportation is working—and how it can be improved—for the people who depend on it every day.
Whether you're a year-round resident, a seasonal visitor, or a commuter crossing the canal bridges, your voice matters. This study will evaluate current transit services, identify gaps, and develop strategies to make public transportation safer, more accessible, and more effective for everyone on Cape Cod.
