A Changing Market & Rising Inventory
We continue to see an increase in available inventory for prospective buyers, putting the local area into a Buyers Market! In fact, in March alone we saw a year-over-year increase of over 36.7% percent in Active Listings, with a larger jump in the Month Supply of Inventory. This inventory, paired with a slight decrease in Closed and Pending Sales and a jump in the Median Time to Contract (17 Days in April 2023 vs. 6 Days in April 2022!) means that buyers have a variety of properties to consider when buying– and sellers can expect moderate competition when placing their properties on the market.
