Sumter County offers various housing assistance services or can lead individuals in the right direction to other housing assistance programs that provide services not provided by the county.
One such program is the State Housing Initiatives Partnership (SHIP). SHIP funds will be awarded for down payment and closing costs to assist eligible first-time home buyers with the purchase of a newly constructed or existing site built home. Funds may be used to pay acquisition costs including all or part of the down payment, first mortgage buy down, surveys, appraisals, inspections on existing homes, and other customary closing costs include the guarantee fee of USDA Rural Development or PMI.
The maximum assistance is $20,000. Assistance shall be in the form of a 0% interest loan secured by a recorded subordinate mortgage and promissory note. Assistance is provided on a first-qualified, first-served basis. There is no out of pocket borrower contribution requirement.
Housing repair assistance is based on income of all the individuals living in that home. For instance, if just one person resides in the home, in order to get housing repair assistance, income must not exceed $66,960 and no higher than $76,560 if two people live in the home.
