Happy Friday!!
As the Finance Committee, Board of Directors and Management begin to work on the 2024 budget process, I would like to review the services provided/paid through the assessments. The monthly obligation of $135 is broken out to $108 for operational expenses and $27 as the reserve allocation.
Our community is very beautiful throughout the Midwest seasons and all the common area landscaping/maintenance/snow removal is a significant annual expense from the operational allocation. Maintenance and daily operations for all the amenities, such as the fitness centers, pools, spas, lake, woodshop and lodges demand appropriate staffing levels and funds to address the daily needs of all these facilities. Property insurance is needed for all the common facilities in addition to liability coverage to protect the exposures of the not-for-profit corporation (Association).
While other subdivisions in Huntley receive waste removal through the Village, this community receives ‘top of drive’ waste removal services from Waste Management. A couple other community wide operational expenses/services include driveway sealing and mailbox replacement.
The Association’s reserve fund policy states that the community reserve fund will be established to support the reserve needs and shall not fall below 50% at the end of any given year. As the auditor has commented several time after preparing the annual financial audit, “the Association is in excellent financial position and has been well managed by current and past leaders of the community”.

Board Candidate Packets Available!
The Board of Directors election is around the corner. If you are interested in running for the Board this year, please pick up a Candidate Packet. Packets are available at the Member Services Desk in Prairie Lodge and also available online. Packet must be completed in its entirety and returned via email to the staff liaison for the Election Committee or may be returned to the box at the Member Services Desk no later than Thursday, July 27th by 4pm. Contractors After Storm Damage
The recent severe storms have brought a lot of contractors to the community looking for storm damaged roofs, siding and more. Please be aware that the Association does not call or send anyone out to inspect roofs or siding, unless there is known damage from a storm, such as from a tornado or high winds. Be aware that contractors may call you or come door to door soliciting business. While we cannot stop contractors from soliciting, all solicitors must have a permit from the Village of Huntley.

Sealcoating the week of July 17th
Weather Permitting
NBH 17 & 18: You will get a tag on your door Monday, July 17th and this will inform you if you are scheduled to be sealcoated on Tuesday, July 18th or Thursday, July 20th.
This is for the single family homes that are in the ODD YEAR SCHEDULE only (unless a skip request has been communicated).
Trash collection day may be the same day. If it is, please put your collection bins out as you always do (no later than 7am or after 6pm the night before) and the sealcoat crews will move them as needed.
APNS 20 & 22: All the drive ways in the APNs will be completed.
Neighborhoods 29 & 31: Wednesday, July 19th
The ODD YEAR scheduled homes that were rescheduled from June 13th due to poor weather conditions are scheduled to be sealcoated on July 19th. Here are the streets included:
- NBH 29: Palisades Ave, Chanwahon Road, Lowden Street, Castel Rock Drive
- NBH 31: Poplar Way, Pineview Drive, Cedar Crest Lane
Sealcoat Hotline: 815-354-0298 is updated each scheduled day by 7am. This will give you up-to-date information if weather is a concern.

Fountainview Fountain Update
The parts repair is complete and they are being shipped back to us with an ETA sometime the week of July 24th. Once they arrive the work will begin to rebuild the fountain, test the fountain, and finally to reinstall the fountain. Use of Golf Carts
Golf cart travel is permitted only within the designated boundaries of the Community and is not authorized on state, federal or country roads. They are also not permitted on the community trails within Sun City.

Neighbors’ Unkept Lawn – The Compliance Process
The grounds, amenities, and properties here at Sun City Huntley are known for their beauty. Occasionally there is a property where the lawn care is being neglected. There may be many reasons for this including health, family emergencies, vacancies, extended travel, etc. Though it would be nice to have this cared for immediately upon discovery, there are legal processes that must be followed by the Association.
The Compliance Department is out in the community every day. With 5,481 homes, there may be a home with an “unkept” lawn that the staff may not be aware of. Should that happen, we encourage residents to complete a “Talk to Staff” form.
Once the complaint has been verified, Violation Process begins:

First violation letter – mailed to homeowner/occupant of the residence, identifying the violation and asking for the homeowner to correct this violation by the compliance date listed on the letter. The timeframe for this varies on the severity of the issue, and ability to complete work in a timely fashion.
- Staff will visit the home/location on the said compliance date to verify home has been brought into compliance with the guidelines.

If the violation is still present, and home has not complied, a Second Notice Violation Letter is mailed out with additional compliance date and verbiage that legally allows Sun City Huntley Association to enter the property and care for the lawn should the homeowner not comply by the compliance date noted in the second letter.
- Fees that are incurred by the services rendered are billed back to the property assessments of the non-compliant home.

Road improvements and sidewalk repair Updates for Sun City
The saw cutting for spot repair locations, which are spread throughout Del Webb, has begun. Saw cutting will continue into next week with removal and replacement to follow in the week of 17th, and possibly into the week of July 24th, depending on progress and weather conditions. Any “Slurry” (water and cement that makes a white mixture) left behind will be addressed, cleaned up, at the end of the project in the beginning of August.
