This has been a very interesting season and looking at the statistics it shows about half the number of single family homes and townhome/condos sold this year vs. last year. The astonishing thing to me is that the new product coming on the market is at VERY AGGRESSIVE PRICES per square foot. If you look at 2021-2022 to now you will see the shocking falling dollar volume closed.
There is no question that Aspen City Hall raised most charges in building or remodeling. We probably have one of the highest costs for a demo or building permit in America - often costing $500,000 and up. Plus, the City imposed even greater mitigation fees to build employee housing. All this now causes new building costs to increase exponentially.... will this slow down new builds more? Call me for clarification!
