Welcome to my July email newsletter!

The Toronto Real Estate Board released their numbers for June and for the first time this year, there was good news across all housing types. As with previous months, the condo sector led growth - the average price is up 9.5% as compared to June 2017.

You'll find the full release below, plus information on what's expected in the GTA housing market this summer, a list of Toronto’s best bakery cafés, and my latest blog entry; Tales from the Trenches!

A temporary glimpse of a rare Toronto ruin
Walking up Yonge St. last week, the sight of the old Fire Hall No. 3 clock tower was striking, as if it were a Roman ruin. The tower stood tall, its lower half looking scarred and battered, surrounded by rubble from the demolished buildings that had surrounded it.
The Best Bakery Cafes in Toronto
The best bakery cafes in Toronto bring together exquisite baked goods, comforting savoury dishes and energizing beverages. They not only serve these items but often make them from scratch in house, many baking their own cookies, pies, cakes and even bread for sandwiches.
Tales from the Trenches: Pricing a Property Correctly in Today’s Market
It’s hard to equate the numbers coming from the Toronto Real Estate Board with my experience in May. I’m still seeing an incredibly busy market! Almost every offer I put in for a client was part of a multiple bidding situation for both houses and condos. Some of my buyers were successful in their bids and others were disappointed because the properties sold far above what anyone could have ever guessed.
The Toronto Fringe Festival on until July 15
The Toronto Fringe Festival is running until July 15th so it’s not too late to get out there and discover some great new performers. The shows are just $12 each and are playing at venues across the city, from traditional (Randolph Theatre) to the unconventional (Bata Shoe Museum).
Radio City!
2106 281 Mutual Street: $489,000
Well laid out one bedroom with recently upgraded bamboo floors throughout. This suite offers soaring city views from the private balcony, an open concept kitchen with granite counters & stainless steel appliances and it's freshly painted so all you have to do is move right in!
Here’s what’s in store for the GTA new housing market this summer
While home prices continued to slump across most GTA property types in May, the new construction market was the exception. The benchmark price of a new condo jumped 25.4 per cent year-over-year to $758,370. Can the market keep up its strong performance heading into the summer?
Toronto Real Estate Board Market News
TORONTO, July 5, 2018 -- Greater Toronto Area REALTORS® reported 8,082 home sales through TREB's MLS® System in June 2018 – up 2.4 per cent compared to the low June 2017 result. After preliminary seasonal adjustment, sales were also up 17.6 per cent on a monthly basis between May 2018 and June 2018, continuing the trend of somewhat volatile month-over-month changes over the past year as home buyers reacted to various policy changes impacting the market.
