Remember what you said in February about not complaining about the heat this summer? Keep that in mind for the next two weeks - it was the hottest July in Toronto on record and another record might be set this month.

Another record set in July - home sales! Pent up demand, more available listings and low interest rates combined resulted in a record 11,000 home sales in the GTA. For more market news, check out the piece below as well as my latest blog, which details what I'm seeing personally.

Although it's not the 2020 we were expecting, there have been some positives to come out of the pandemic. You'll find that article below.

I also have four featured listings! Two are well-priced one bedroom suites, one in the East and one in the West, both in great locations. The other two are one bedroom units for lease. Rents have been going down in Toronto, this is a great opportunity to lock in at a good price!

The Toronto Real Estate Market is Upside Down!
To say that it’s been a weird year would be a colossal understatement. The bottom fell out of the real estate market mid-March. What was shaping up to be a record year stopped almost overnight, which is completely understandable. Anything that wasn’t an absolutely necessity didn’t happen. The market began to return to normal in May and in June bounced back almost completely. In terms of my own experience, I’m seeing a steadiness in the market but not an overwhelming amount of craziness.

Low-rise homes led the Toronto region’s housing market back onto a growth trajectory in July, with detached home sales increasing nearly 44 percent over the previous year while townhomes rose by more than 31 percent.

Toronto Real Estate Board Market News
Toronto Regional Real Estate Board President Lisa Patel announces that Greater Toronto Area REALTORS® reported 11,081 sales through TRREB’s MLS® System in July 2020 – a 29.5 per cent increase over July 2019 and a new record for the month of July. On a preliminary seasonally adjusted basis, sales were up by 49.5 per cent compared to June 2020.
