OUR CHAIRMAN & CEO
Through market ups and downs and challenging interest rate environments, we remain resilient, and Trez Capital continues to serve its investors and find new ways to grow the strength of the team.
While we are in a time of many changes, Trez Capital continues to source excellent projects and provide reliable stable returns to its investors.
Trez Capital is invested in the growth of its business and team. Some big accomplishments from the end of last year and the beginning of 2023 include The Trez Capital Private Real Estate Fund Trust (TPREF) becoming a qualified investment for deferred plans (including RRSPs, RRIFs, DPSPs, RDSPs, RESPs, and TFSAs), the sale of The Beacon and The Dalton for $175,000,000 and Trez’ ever increasing distributions across its funds.
Our Capital Raising efforts are strong and the team is providing retail and institutional investors with the products that they need. We are intensifying our U.S. capital-raising efforts with new fundraising channels and broadening geographies into the U.K. and Europe.
The team across Trez Capital continues to impress me every day with their dedication to their roles and their ability to inspire each other. This is why we are so successful. Trez Capital truly has the best team in the industry, and I consider myself fortunate for being on the same team as all of you.
I look forward to working with everyone in 2023 and can't wait to see what we accomplish this year.

Accounting Software Updates! Electronic Payments
Trez Capital is pleased to announce that we now offer electronic payments (ACH/EFT) for all U.S. vendors and employees. Over the next several weeks we will also be phasing in electronic payments for our Canadian vendors and Canadian employee expense reports.
Electronic payments are a quick and efficient alternative to physical cheques and wires and are generally vendors' preferred payment method. Please stay tuned for more information on our Canadian roll-out!

Fund Accounting - Audit Kudos
We all know the time and effort it takes to prepare and file personal annual tax returns. Now, multiply that by a factor of 342 which is the number of trust, partnership and corporate legal entities that Fund Accounting needs to track and report for Trez Capital, for $5.5 billion assets. The Fund Accounting team together with the Loan Administration and Tax teams take on this very important work quietly and confidently every year.
Each of the hundreds of entities requires that thousands of transactions are precisely recorded for the right entity, in the right period, in the right currency, and for the right taxing jurisdiction to pass scrutiny by our audit and tax colleagues internally and at KPMG.
Every member of the Fund Accounting team works extremely hard to accurately meet demanding deadlines.

Miami Location Opening
Trez Capital will continue to have a footprint in Florida; a differentiator for Trez Capital is our boots-on-the-ground approach – a hallmark of our commitment to our borrowers and investors.
Under the continued direction of John Hutchinson, we are excited to announce that in the coming months, we will relaunch our Southeastern office for Trez Capital in Florida in the Miami area. Florida continues to be an important geographic location for Trez Capital.

Operations, Information Technology & Investor Services Update
We are delighted to announce that Ernie Nichiporik will be taking on additional responsibilities in an expanded role as Vice President, Operations, Information Technology & Investor Services.
Ernie has excelled in leading our Investor and Dealer Services function of the firm, and our Project Management Office (PMO).
Over the last couple of years, he has continued to demonstrate operational excellence in his work. With this promotion, his portfolio will still contain the PMO and Investor Services and will grow to include IT, Process & Policy for the organization, and Facilities Management.
An exciting project he is currently overseeing is sourcing a new space for the Toronto team!

Ride for the Cure
Trez Capital is set to participate for the sixth time in the Tour de Cure!
This is a two-day ride from Cloverdale to Hope, taking place on August 26-27, 2023, spanning over 100km each day. Riders from all around the world are set to gather with one common goal, raise funds to break down cancer!
Last year, the team raised over $30,000, for a cumulative total of $150,000.

Sun Run with the Trez Trotters
The Vancouver Sun Run is the largest 10K road race in Canada (and one of the largest in North America). Held in April of every year since 1985, it follows a beautiful scenic course that highlights some of Vancouver’s most beautiful neighborhoods. In 2008 and 2011 with record-breaking registrations of 59,179 and 60,000, respectively, which made it the largest 10K race in the world.
Trez Capital is participating by forming a Corporate Team; Trez Trotters and encouraging everyone to join – whether they want to run, walk or jog. By doing this, we hope to create more opportunities to maintain a healthy lifestyle and continue building meaningful relationships among the Trez Capital staff. Performance Management Program
The 2022 Performance Management cycle is now complete and we are preparing the system in Dayforce to enable the alignment of key corporate, team and individual goals for 2023.
In 2022, we launched Goal Setting in Dayforce as a pilot for the annual Performance Management cycle. We welcome your feedback on the Goal Setting component of the Performance Management Program in Dayforce and where feasible, we will use your feedback to modify the configuration of the performance module and the training that we provided to help you effectively navigate the system. Please send your feedback to [email protected] by March 31.
With both Performance Review and Goal Setting available on Dayforce for the 2022 Performance Management cycle, we hope that we met the goal of an enhanced team member user experience, which will be incrementally improved for 2023.

Year-End Statements
End-of-Year tax information is now available!
CANADA
It can be found under your “Employee – CA” role > “Earnings” > “Year End Forms” > Select “2022 T4 – TREZ Capital LP”. Once you open the T4, the “Print” option will be available. This will allow you to either save it as a PDF file or print a hard copy.
UNITED STATES
The physical 2022 W2s has been distributed to our US team members, electronic PDF versions are also available through Dayforce and can be saved and/or printed at your convenience.
You will be able to access the forms digitally on Dayforce through the website.
It can be found under your “Employee – CA” role > “Earnings” > “Year End Forms” > Select “2022 W2”.

Expense Template
Our expense report recently underwent a facelift. You can find the most recent version of the template on SharePoint.
In addition to the revised template, we kindly ask that you submit all future expense reports to our central Accounts Payable email address, [email protected]. This will help to ensure that your expense report is processed on a timely basis. We also ask that when submitting an expense report you include the Excel version in addition to the signed PDF. We also encourage the use of digital signatures where possible in an effort to reduce the amount of paper we use.
When completing new expense reports, always download a new version of the template from SharePoint.

E-Mail Phishing Scam Awareness
If you receive an unusual or suspicious email (example: an email from executive leadership for an urgent task but from an unrecognized e-mail address), please do not open any attachments or click any links. If you believe the email may be legitimate, please contact [email protected] for assistance before taking any action.
Please be reminded, we have KnowBe4 Internet Security assignments and resources available to all employees. Please complete the assignments available on this platform to educate yourself on cyber security, and how you can help yourself and Trez Capital be protected from cyber scams and crimes.
