Prior to 2020, Florida just had to contend with hurricanes, severe storms, tornadoes, and sinkholes. Then COVID-19 hit our Country and life changed with some devastating effects. It may a Board Member who refuses to execute their duties, attend meetings, causes disruptions, leaks confidential information, or refuses to turn over the Association’s records once they leave office, or a multitude of other issues. So, what can you do with a bad board member? Can they be removed from the Board? What can you do to rehabilitate a bad board member (or can you)? Who Does What? Officers' Duties Breakdown

Coyotes, Bears, & Toads - Oh My!
Thursday, October 28th
6 - 8:30 p.m.
Florida is being over-run with several invasive and nuisance animals:
- Coyotes are running rampart killing pets;
- Bears are entering our communities with no fear;
- Poisonous cane toads are encroaching on Central Florida with fatal results for our pets;
- Irresponsible pet owners allow their dogs to run free to possibly attack your residents and other pets.
This class is based on one of the most talked about subjects on social media - especially on Nextdoor. This class will deal with the nuisance animal population that is increasing and affecting residents of communities. What steps, if any, can an Association take to deal with these nuisance animals? The objective of this class will help you identify the problem and suggest possible solutions to this growing area of concern. This class was one of most requested classes from Board Members over the past two years. Our Attorney and one to two Guest Speakers will host this class.

Our 2021 Board Certification Classes
|

In addition to the above seven "elective" webinars, we will also be featuring three live Board Certification Class webinars complete with Question and Answer sessions. There will only be one class per type of Association. As an alternative, you can always take your Board Certification class via our very popular CM On Demand feature based on your schedule. The three pre-recorded webinars cover the same material as in our live webinars but without a Question & Answer session. But many of you will need to take the class before or after our live webinars are held, or just can't make the live webinars, then CM On Demand was created for you!
Brand new this year are three one-hour Q&A classes for those people who took our CM On Demand Board Certifications (or attended one of our live Board Certification webinars) to ask questions based on the material presented. Individuals who did not attend one of our Board Certification classes are welcome to join in. However, only those individuals who attended one of our classes may pose a question to our attorneys. Many times, the question you were going to ask is asked by another participant - so you can still get your answer. Additionally, you can learn so much from listening to others' questions.
As a refresher, the Florida statutes mandate that each new Board Member take the Certification within 90 days of being elected to the Board of Directors or be removed from the Board. While there is value in taking the class each year (as we update the information annually), as long as you remain on the Board you are not required to take the class again. If you go off the Board - even for one day - the certification class is required to be taken again. Exception: If you do not want to take the class, you may execute an Affidavit and file it with the Secretary or Manager of your Association for your corporate records. A link to request this Affidavit is featured further down in this newsletter.

What it's all about, Alfie? Yep, even Alfie may not have all the answers to serving on a Mobile Home Park Board of Directors. This class is for those Associations governed by Florida Statute 723, and will prep you for your role on the Board. Please check your Association’s Governing Documents to ensure that you are governed by Florida Chapter 723 before making a reservation as we would not want you to discover later that you took the wrong class. Please set aside the time frame mentioned above for this class. However it may be less depending on various circumstances. This is the only live Mobile Home class scheduled for 2021.

2021 Live Homeowners Association
Board Certification Class

Serving on a HOA Board can be intimidating. Let us help you make it less intimidating. This class is for Associations governed by Florida Statute 720. Please check your Association’s Governing Documents to ensure that you are governed by this Chapter (or Chapter 617 for older communities) before making a reservation as we would not want you to discover that you took the wrong class. Please set aside up to 3 1/2 hours for this class. However, it may be less depending on various circumstances. This is the only live Homeowner Association class scheduled for 2021.

CM On Demand Board Certification Classes
Can't attend our live webinar Board Certification Classes? Elected to the Board after our live classes were presented? Dilemna solved! Utilize our CM On Demand Board Certification Classes.
You can take the class at 2 a.m. on a Saturday or whenever your heart desires as long as you view it within twenty-one calendar days of the date you make a reservation. Simply visit our website and complete the form. Within a few minutes, you will receive a Confirmation and Instructional Email on how to view the class and how to receive your Certificate.
Some points to remember:
- Please don’t sign up for the class unless you have put aside 2 – 2 ½ hours within twenty-one (21) calendar days of making the reservation.
- Do not share the link. This is an automated system and if you share it with someone else, they will not receive credit. Each person must complete the reservation form themselves. If you want to take more than one class (e.g., the HOA and the Condo class), complete two separate forms putting the Association’s name that you are signing up to receive certification for.
- If we do not receive a survey within four hours of your completion of the class, we regret that we cannot provide your certification.

Upon successful completion of the course, you will receive your Certificate within twenty-one (21) business (not calendar) days.
For the most part, this is an automated system. Please read the website and your Confirmation and Instructions email in depth as it will expedite receiving your Certificate within the 21 business days.
So, pop the popcorn, pour your favorite beverage, grab your pen and pad, settle in your easy chair, and view this class on your computer, smart phone, or tablet!
