when looking for a new home there are terms the every buyer should know!

Mortgage:Obtaining a New Loan

When and Where to apply for a loan?

There are many sources for home loans including banks, credit unions, mortgage companies, and mortgage brokers. You may consider asking friends and relatives or your real estate broker.  Knowing what you can afford before you begin looking may give you more bargaining power when negotiating with a seller.

What is Hazard or fire insurance?

Hazard insurance covers the dwelling itself and may be required for your home.  Your lender or real estate agent may explain the necessary hazard insurance coverage to you. 

Contact your insurance agent early.

This coverage may need to be provided so the closing/settlement agent can release loan funds to the escrow company. Order your insurance as soon as your loan is approved; then furnish your closing/settlement agent with the insurance agent's name and phone number.

When you talk with your insurance agent, ask about additional coverage in a homeowner's policy to insure your personal belongings and protect against liabilities.

What happens after loan approval?

After loan approval and prior to your planned closing date, you will receive a Closing Disclosure from your lender with details of the final loan terms and closing costs.  Your closing/settlement agent may also prepare a separate Settlement Statement which indicates what funds go where and how much money you may need to bring to the closing.

As for our Addison Reserve real estate update, we now have 39 homes on the market for sale. There are 33 homes with golf and 6 homes with sports memberships, of which 31 are zero lot line homes and 8 are estate homes. Our prices range from $299,000-$2,475.000. The Pandemic has certainly affected real estate all over the country, but after reading the New York Post, our Bible, it reveals that the exodus of New Yorker's departing for the Carolina's and Florida are gaining momentum weekly. Every day we are receiving calls from Berkshire Hathaway offices asking about our listings. You see, our listings are given to every Berkshire Hathaway office, worldwide. We get around 5-6 leads a week, another good reason to call us to list your home. As it turns out, we have a majority of the listings here, no matter who tries to convince you of the opposite. This past week we placed one of our premier listing under contract in less than 2 weeks. This home is located at 7611 Isla Verde Way. This 7276 square foot home under air features a magnificent open kitchen, large living room and family room with a gorgious master bedroom overlooking the pool, a WOW factor that can't be denied. Moreover, it has an unusually dramatic oversized pool, 4.0 car garage and a circular driveway, and was asking $2,995,000. This home was on the market a mere 12 days before we signed the deal. We brought both the buyer and the seller to the table! "OTHER'S COPY AND BRAG, WE ACCOMPLISH!" It is humorous. We started our Buzz 9 years ago, and a few years later others began to copy us. We started taking pictures of residents enjoying all our facilities and functions, and others copied. We started providing jokes for our members to enjoy, and others copied that too. You have no idea how many people from Addison have commented to us, "doesn't that get you angry?" Our answer is very simple, "who do you want, the original or the imitation?" They always respond, "Naturally, we want the original". Then we sign them up, so thank you impostures!

Also, in Addison these past 2 weeks there was one closing on Sedona Way. This 5 bedroom, plus office, 5312 square foot home under air, was asking $1,895.000. 

Due to our Berkshire connection, a very successful company to be part of.. we are now featured in more magazines, such as The Dupont Registry. Turn of the century pandemics brought us built-in closets, powder rooms, and screened in porches. Although we may see automated and antimicrobial technologies as a result of the current pandemic; design changes to our homes may be based more on convenience. Due to the closure of many communal spaces, it seems natural to adapt our homes to include these missing amenities along with a dedicated space for personal fitness equipment. 
 
The notion of transforming your master bath into a 
personal spa may once have not seemed feasible. 
One of the emerging trends we have seen for our 
master baths, include converting your existing 
shower into a luxurious steam room. In addition, current technologies will increase in popularity such as touchless faucets, bidets, and toilets. Looking to the future we may also see innovations such as tiles that take your temperature, or a mirror that offers health insights. Only time will tell.
