As far as real estate right now in Addison Reserve, we have 28 homes on the market in total, 21 zero lot line homes and 7 estate homes. Of those homes their are 21 with golf membership and 7 with sports.
The real reason for this drop in the number of homes listed now, is not due to sales, but rather due to people taking their homes off the market completely, as a result of the COVID-19 virus. Understandably, many people who are staying safe in their homes, do not want strangers walking through, nor do most clients want to go into an enclosed area such as a home where other people live. We can all relate to this worry on the part of buyers and sellers. Several homes however, have closed during this time, from previous showings and/or contracts.

16510 Maddalena Place, we had the listing. This home has 4 Bedrooms/4.1 Bathrooms plus office & Loft and asking $1,275,000.
Montecito Place has 3 Bedrooms plus office and was asking $395,000.
Villa D'Este Way has 3 Bedrooms/3 Bathrooms and asking $475,000.
Villa D'Este Way has 2 Bedrooms/3 Bathrooms plus office and asking $380,000
The Market was souring in early March, as compare to the same time the year before. New listings and pending sales were up some 15%, but by April and COVID-19, everything plummeted. New listings went down 45% and unfinished sales down 60%. Hence as you can see by the numbers, the hot season's interest became a chilled one, the buyers and sellers pressed pause, waiting to see how this whole thing played out. Unfortunately, no one knows how long this will last. Inventory is very low, keeping prices stable. There is more traffic on line with people waiting to buy with a wait and see theory. Sellers have less competition with fewer homes on the market. Buyers have fewer homes to choose from and a longer wait, but fair prices and fewer competing prices from other buyers.
Buyers have very recently been loosening up a bit, and throwing their hats in the ring. This could soon be a great time to list or re-list. Whatever you decide to do, do it safely with masks and gloves!
