MELISSA MULLIS PROPERTY GROUP

HELLO FRIENDS.

It is almost Spring. The days will be longer, evenings will feel warmer, and we get to relive the joy of welcoming guests in the outdoors again.

Your home’s exterior sets the tone for every gathering. Think potted plants bursting with color, a welcoming entryway, and lighting that glows at dusk.

Spring is also the season of fresh starts — and there’s no better place to begin than right outside your front door.

Curb appeal is about presence — creating a space that feels cared for, lovely and inviting.

This season, let’s help your home put its best face forward.

THIS MONTH: CURB APPEAL, SPRING, AND 6 REASONS WHY REAL ESTATE IS SUCH A GREAT INVESTMENT!

Homes with strong curb appeal not only attract more attention but also create stronger emotional connections in person.

Something as simple as updated lighting, a pressure-washed driveway or fresh landscaping can dramatically impact buyer perception — and ultimately, price.

But whether you're looking to sell or not, having a beautiful entrance to your home invites you and your guests to experience a calming sense of serenity upon walking up to your front door.

This month I share articles to help you update and refresh this first impression of your home. I also include articles that relate to your home in Spring.

ON THE REAL ESTATE FRONT

There are many ways to invest your money and one of them is real estate.

Whether as part of your financial portfolio, as your home space or both, real estate remains one of the most sound investments you can make.

So here, let's look at 6 reasons why:

  1. Tax Incentives - there are various deductions that impact your taxable income
  2. Tax Write Off - the tax code allows you to write off interest paid on certain types of loans
  3. Portfolio Diversification - real estate provides an important diversification to your financial portfolio that helps protect you against inflation because no matter what happens in the market, a fixed mortgage payment remains the same
  4. Increase Your Investment Power - with a relatively small down payment, you can leverage your assets and invest in a commodity that appreciates and that can potentially add to your monthly cash flow
  5. Investment Properties - if investing in a rental property, you add to your monthly positive cash flow
  6. Equity and Appreciation - as you pay off your mortgage and your property appreciates in response to the market, you build equity; an asset that becomes part of your net worth

Whenever you feel you'd like to explore this further, just reach out and I'll help you get started.
