Hello Neighbors!

It has been such a pleasure joining the Redbird Ranch team and meeting members of the community. Since starting June 1st, your CCMC team has been busy working on the transition of accounts, fixing and upgrading amenities, and building relationships with you all. We appreciate your patience and understanding as we work through some much-needed projects in the coming weeks. Here are some of the pending projects:

  • Resurfacing of sports courts at Poolside Drive
  • Poolside Drive Fitness Center remodeling and equipment upgrades
  • Poolside Drive Clubhouse remodeling
  • Poolside Drive Bathroom repairs
  • Poolside Drive Pool deep clean
  • Hollimon Park Pool deep clean
  • Re-fencing of Sport Courts
  • Chlorine tank replacements at both pools
  • New community website

If you need anything, your onsite HOA team is located at 306 Bluebird Song near the DR Horton model homes across from Boldt Elementary.

See you around the community,

We have heard your concerns about the cleanliness of both the Poolside Drive Pool and the Hollimon Park Pool. A plan to close the amenities for a thorough cleaning and chemical treatments of the pools and decks will be scheduled and shared very soon.

Above are the five hot items on the community standards list for Redbird Ranch. Please take the time to review each of these items to ensure you are in compliance and to avoid violation letters.

  • Landscape Maintenance - please ensure your lots are manicured and free from pesky weeds. Dead trees should be replaced, and flower beds and tree wells should be kept neat. It's Texas, and we understand the grass will dry with high temperatures and water restrictions. For the summer months, the color of the grass is necessarily not a hot item for standards.

  • Mobile Homes, Recreation, and Commercial Vehicles - These larger vehicles obstruct views, create a possibility of an accident, and can clutter a narrow street. These vehicles are allowed to park at your property for 3 days. When the community drives occur, and a vehicle in this category is found, it is recorded. After 72 hours, if the vehicle is still in its initially found condition, the association will generate a violation letter.

  • Debris and Waste Containers - Who likes to drive through a community and see all types, colors, and sizes of trash cans? Please refer to your waste provider's schedule to limit the visual exposure of your waste containers. Waste containers should be kept out of plain view when they are not out for pick-up. Have you ever thought of putting the waste container on the side of the home and covering it with a beautiful shrub? Reach out to your Redbird Ranch HOA, and we can show you how to get a project like that started through the ACC application process.

  • Basketball Hoops - Basketball Hoops are a great way to engage in physical activity with your friends and neighbors. When finished with the basketball hoop, please place it out of the street and off the sidewalk into your garage or behind your dwelling.

  • ACC Modification Applications - The ACC Modification Applications are used to ensure any additions or subtractions from the exterior of your home conform with community standards and designs as well as county requirements. When the application is filled out and submitted to the HOA team, it will be sent to the Redbird Ranch Architectural Review Committee for review. As community standard drives are completed in the coming weeks, ACC applications for modifications will be checked. Unapproved changes can be submitted for review with the link below. Suppose a modification is completed without an application approval. In that case, the association can require the owners to comply with the community standards or have the modification reversed at the owner's own expense.
