2023 Annual Assessments

Your Champion Forest 2023 Annual Assessment statement was mailed to you in November.


Assessments are due on the 1st of January each year and are considered overdue if not received by the 1st of February. Failure to pay on time creates an automatic lien on your property. Late fees and interest will be added to your account if they are not received on time. Please review the Collection Policy here.

 

Did you know you can view your account and quickly and easily make your assessment payment via our TownSq app– click here. You will need your account number to register, this can found on your statement. Note that TownSq charges a convenience fee for this service.

Architectural Control Committee:


ALL exterior improvements require written ACC approval.


An application MUST BE formally submitted to the Committee AND approved BEFORE any work is begun.


Be assured, most applications are able to be processed virtually and quickly and the committee will work with you if amendments to your application are needed.

Note: The management company do not process ACC applications, only the ACC have the authority to review and approve applications.

Cypress Forest PUD:


For your safety and enjoyment please read the rules that govern the use of Cypress Forest Public Utility District’s park properties and facilities by members of the public - Cypress Forest Park and Facilities Rules 


Motorized vehicles are not permitted in the PUD park.


All the PUD-owned land, previously leased with restrictions to the former country club, has reverted to the PUD for its control and preservation. The PUD has within its budget funds for the maintenance of the land tract. Discussions are continuing regarding the use of the land and working towards a win-win for all parties. Read more about the land here.

Monarch Landscape Management: 


Seasonal planting, mulching and winterization is complete.




Revitalizing all of the Champion Forest (1-10) entrances and garden beds continues, so if your nearest garden bed is still depleted, please be assured that this is being addressed. 




The Wall Committee: 

Inspections continue, and we are prioritizing repairs and reviewing repair proposals. If you live along the wall, and notice an issue please send an email through the Board contact form on the website. Be aware that we will do our best to contact you before we make any visit.


Wall Care: 


We need every resident who has the direct benefit of our brick walls to care for the walls by keeping their trees and foliage from growing against and over the walls. These practices will help us protect and prolong the life of our walls and prevent avoidable damage to these valuable community assets.


Be aware; owners are responsible for their, and their guests' and tenants' damage to the Association's common property.

CHECK YOUR TREES


The change in season is a perfect time to check your trees and scrubs for excessive growth and drought, or disease damage. Please trim them back for safety, and to maintain their appearance and health.


CenterPoint will trim trees that are close to power lines for safety, but trees growing around or obscuring a streetlight, over a neighbors property or roadway, are the property owners responsibility. 


Call Precinct 3 for emergency assistance if a large branch

or a  tree falls into a roadway.

Our Waste Collection Service is contracted by our PUD and serviced by Texas Pride Disposal.


Please note: We have “Backdoor Service” which means our garbage and recycling cans should be visible ONLY on collection days and remain at our backdoor/gate area.


Yard and Bulk waste should be placed at the curb (not on the street) no earlier than the evening before collection.


If you use a lawn care service, ensure that they do not leave your yard waste at the curb unless it will be collected that same day. Please also ensure that waste is not blown into the street where it can block street drainage. The only thing that should enter street drains is water.


Recycling collection day is Friday


*NOTE if trash is placed in recycling cans it will not be collected. Recycling cans must be used for recyclables only.*


The deed restrictions require that all yard equipment, woodpiles, storage piles, and trash containers shall be screened from public view. No lot shall be used for storage of materials for more than normal household use.
