Like a newly topped off tank of gas, the first chapter of a new book, or the first day exploring a new city, turning the calendar page to a new year fills me with the sense that unlimited adventures may lie ahead.

Every year, each team member tracks their work life in a new notebook with tabs for each client, capturing notes about conversations we've had; your goals; our thoughts; starting, staging, and listing dates; and so much more. We've got our 2022 notebooks ready to go and we are so excited!

A Good Lesson
Kombucha Mule
  • 8 ounces blood orange juice (juice of 3 to 4 blood oranges)
  • 8 ounces ginger beer
  • 2 tsp. lime juice
  • 2 orange slices for garnish (optional)
  • fresh mint leaves for garnish (optional)

Place 3 to 4 ice cubes or crushed ice into a traditional copper mule or a short cocktail glass. Pour half the blood orange juice, half the kombucha, and a teaspoon of lime juice (or more to taste) into each mug and stir. Garnish with orange slices and mint sprigs, if desired.
This great virgin cocktail recipe was contributed by Sue and Judy with a reminder that not everyone drinks! They continue to be my very best teachers. ๐ŸŽ
Bees Knees for a Crowd
Darn it. I ordered the lemons but forgot to squeeze them in time to make the Bees Knees cocktails for our team party. This oversight, though, was serendipitous as we worked out a big batch recipe which can whipped up in minutes. Here's what we used:

  • Just over 2 cups gin
  • 2 bottles Lemon Italian Soda (see link below)
  • 1 cup or so honey syrup (equal parts hot water and honey)

Mix all in pitcher and add ice. Serve over additional ice.

Finally! Finally, we can announce the sale price of our listing at 605 Manor Drive in Vienna. Multiple offers & some good, old-fashioned negotiating drove our contract price up $75,000 over list price and our client settled at $1,175,000. See the full video here if you haven't seen it before.
12212 Allspice Court
Work continues at our townhome listing on Allspice Court with the selection of paint colors, flooring, and counters. A crucial step to keeping our projects moving on schedule is to consider what products are available so we hopped on the phone with our flooring contractor (Barry Azimi 703.675.6752) for intel and based our choices around quickly available Luxury Vinyl Planks. Super-talented interior designer, Autumn Riley, met with Jackie and Diane to finalize selections. It looks like they picked one of my favorite paint colors--Benjamin Moore Smoke Embers. Can't wait to see it come together! Onward!

Q: Hi Cathy! My mom has a townhome to sell and it's in need of some work. I know you work in Kings Park West but do you work in areas outside of KPW? ~Anita

A: Hi Anita! Thanks for reaching out! Yes, we LOVE our work in the 'hood but we do sell houses outside of Kings Park West. In fact, in 2021, we sold sixty-four homes, twenty-six of which were in KPW, and thirty-eight of which were not. The map above shows most, but not all, of the houses we sold in 2021. You can see that we do focus on the Robinson area, especially within the 22032 zip code, because we feel our clients benefit from our knowledge of the area...plus, who wouldn't want to work so close to home!?!

Fortunately, our business model travels exceptionally well and has resulted in the same successes in those other NOVA zip codes in which we had the privilege to work this year. The teams' average list price to contact price ratio is 108% (low of 98% for an "as is" teardown sale in Clifton to a high of 120% for a colonial in Herndon). I am so proud of our team! So let's sell your mom's home!

Hello, Miss Macy!
This middle aged lady has had quite the globe trotting adventure before settling down in Virginia where sheโ€™s a proud KPW resident! Macy was found abandoned in the village of Yigo in northern Guam in 2017 with a wire puncture through her back paw. We decided to take her in and give her a new home!

 When it came time to move her to Virginia, it couldnโ€™t have come at a worse time for large dogs. United Airlines was the only US based carrier serving Guam at the time and their policy had changed to not shipping dogs that required an extra large crate. Macy ended up with a very long itineraryโ€ฆ.flying on an Asia Pacific cargo flight out of Guam to Hawaii, spending the night in the Honolulu Airport, and then taking Hawaiian Airlines direct to JFK. She stayed with our family in New Jersey for a few months before we all reunited. She thinks her forever home in KPW is the best and was worth all the traveling to get there!
