Staging homes is a study in opposites: In some homes, decluttering to let a home’s best assets and personality shine through is our priority. At others, like a recent project in Gainesville, our job is to fill empty space to make a vacant house feel more approachable and welcoming – and make it easier for prospective buyers to imagine themselves living there, entertaining friends, and snuggling with family for movie night. At this 5,100 square foot house on Sapphire Lake, Staged Interior’s work was two-part: First, we worked with the listing agent to ensure that the property would be ready for Staging Day – which in this case meant coordinating the contractor, electrician, cleaners, and even the removal of a refrigerator left in the sunroom!

By working closely together during this critical “pre-staging dance” phase, our team furnished all main level rooms and the primary bedroom suite in one day … which, in turn, led to the home selling in just four days at more than $75,000 over asking price!

Staged Condos: More than a Floorplan

Condos can be hard to sell, particularly when there are literally dozens of the same model sharing the same floorplan, kitchens, and baths. During down markets, the problem is only exacerbated; during booming markets, a flood of new build supply can make for stiff competition for resale of older units. To help stand out from the crowd, staging proves again and again that it can be the difference between a listing stagnating on the market for months versus a quick sale. For condos staged by Staged Interior and sold year-to-date in Virginia, the average days on market is just 21 days. And the average percentage of close price over list price is 97.3%!

Why Neutrals Work

We’ve all heard the advice that one of the most effective things you can do to prepare a house for sale is to use neutral paint colors and textiles, but why is that? In short, heavily patterned or bright colors on walls, furniture, or floors draw your eye directly to them, making it difficult to see the room as a whole. You don’t want your home to be remembered as “the one with the crazy couch!”

One of the simplest and least expensive ways for homeowners to prepare their home for marketing photos and showings is to replace any such bedding with neutral bedding, like creams, whites, and soft grays. That way, prospective buyers’ eyes will go to what you’re selling (the home) rather than what you’re not selling (the bed). Add a pop of color using accent pillows or throws if you wish, and use a bedskirt if the bed frame is visible. Invest in thick bed pillows. Combined, you’ll end up with a clean, tailored, and luxurious look.

Staging doesn’t always mean having to move everything out and bring in all new furniture and accessories. Often, it just means working with a homeowner’s best assets, rearranging, and curating to put a house in its best light. In September 2006 – 15 years ago! – we took on a house that had been on the market for 7.5 months without getting any traction. We worked with the homeowner and Realtor to better stage and present every room in the house … and it sold within a month. Boom!
