STOP WAITING. START CREATING.

One of the biggest conversations I had this week centered around a phrase I think every agent needs to adopt:

"I don't wait for inventory. I create inventory."

For months, I've heard agents say:

  • "There aren't enough homes."
  • "My buyers keep getting outbid."
  • "The market is too competitive."

Those statements may be true...

But they don't create business.

The agents who thrive in every market ask a different question:

"Where is the opportunity everyone else is overlooking?"

Buyers ARE Inventory

This was probably the biggest breakthrough from our coaching session.

A committed buyer isn't just someone looking for a house.

They're inventory.

Your job isn't simply to wait until the perfect listing appears on the MLS. Your job is to find the match.

That might mean:

  • Calling homeowners in the neighborhood.
  • Reaching out to expired listings or FSBOs.
  • Sending handwritten "golden letters."
  • Networking with other agents.
  • Asking past clients if they know someone considering a move.

Inventory exists long before it hits the market.

Better Questions Lead to Better Opportunities

Sometimes we think we're solving a financing problem...

...when we're really solving an inventory problem.

But even before that, we need to make sure we're solving the right problem.

Instead of asking:

"What's your budget?"

Try asking:

  • Why is this neighborhood important to you?
  • What happens if you don't move this year?
  • Who do you want to be close to?
  • What lifestyle are you hoping to create?

Many buyers don't truly care about a particular house.

They care about being close to family.

They care about safety.

They care about their kids' schools.

They care about their daily commute.

The deeper you understand the motivation, the more creative you can become in finding the right opportunity.

Your Database Is More Valuable Than You Think

One realization we discussed this week:

Most agents already know enough people to generate their next transaction.

The challenge isn't the size of the database.

It's the consistency of the conversations.

Every interaction matters.

The renter you meet today.

The pastor at your church.

The local coffee shop owner.

The home inspector.

The contractor.

The business owner down the street.

Relationships compound over time.

One authentic conversation today can become multiple transactions years from now.

What Gets Tracked Gets Improved

We also talked about replacing vague goals with measurable behaviors.

Instead of saying:

"I want more business."

Track things you control.

  • New phone numbers collected.
  • Meaningful conversations.
  • Appointments set.

These are lead indicators.

When you consistently improve these numbers, the closings eventually follow.

Success becomes less about luck and more about a repeatable system.

This Week's Challenge

For the next seven days, don't complain about inventory.

Create it.

Have one conversation you wouldn't normally have.

Ask one deeper question.

Collect one new phone number.

Strengthen one relationship.

Then ask yourself:

"Did I wait for an opportunity... or did I create one?"

Because the most successful agents don't simply work the market.

They create the market they want to work in.

In this episode, Tony Giordano, speaker, teacher, and author of The Social Agent 2.0, breaks down the simple truth most agents miss: Social media is still about people.

Tony shares how to grow your audience by 10 people a day, how to make listing content sound human, and how to use local micro influencers to reach more people in your market.

If you're posting every day and wondering why your posts still aren't turning into deals, this episode gives you the play.
