With the 2017 tax cuts set to expire, this is a great opportunity to update the historic tax credits. While it has been a valuable community revitalization tool for over 40 years, the HTC has not been modernized since 1986. The Heritage team has committed to working closely with the Historic Tax Credit Coalition to help raise awareness among the decision-makers in DC about the value of the historic tax credit and the need to update the program to restore its value and make small projects easier to complete.

Strong Advocacy Saves the Louisiana State Historic Tax Credit

In this month’s Historic Tax Credit Tool Box article in the Novogradac Journal of Tax Credits, we discuss the recent threat to the Louisiana state historic tax credit and the advocacy efforts led by industry stakeholders in the Louisiana Historic Tax Credit Coalition. Thanks to their tireless work, the Louisiana HTC has been saved. PROJECT SPOTLIGHT 

Affordable Housing in an Historic Army Base

Fort Monmouth in Oceanport, New Jersey is undergoing a massive redevelopment, and when completed will add over 1,500 housing units, 300,000 square feet of non-profit, civic, government, and educational use, 500,000 square feet of retail, and over 2 million square feet of office and research space, to an historic army base and its surrounding land. Most importantly, redevelopment will also create 10,000 permanent jobs. The historic base contains 118 buildings and structures situated around a large parade ground, dating from 1927-1940. All buildings within the Fort are designed in the Colonial Revival style, which had a resurgence in popularity at the time due to its nostalgic reference to buildings of the 19th century and Revolutionary War. With Heritage's expertise in HTCs, Scriven Hall and Gardener Hall (two Bachelor Officers' Quarters) were recently converted into much-needed affordable housing. We're honored to have been a part of this hugely impactful project for New Jersey.

Heritage Celebrates a Successful 2024

2024 was a tremendous year for Heritage Consulting Group. We submitted 𝟕𝟗𝟎 work products last year, including National Register nominations and Multiple Property Documentation Forms (MPDFs), federal and state historic tax credit applications, due diligence reports, and Section 106 compliance documentation.



Our work took us from coast to coast, to small towns and major cities and enabled the rehabilitation of buildings of all types and styles, constructed over a period of nearly 𝟏𝟓𝟎 years.


Our work supported more than $𝟒 𝐛𝐢𝐥𝐥𝐢𝐨𝐧 of private investment in the redevelopment of historic buildings, including the creation or refurbishment of 𝟕𝟕𝟏𝟎 units of critically needed housing.
