2025: A Year Full of Growth, Giving, and New Resources

As we reflect on our successes in 2025, we are proud of all that we have accomplished. Our work supported hundreds of millions of dollars of private investment in the redevelopment of historic buildings, including the creation or refurbishment of thousands of units of critically needed housing.


Of the hundreds of work products Heritage produced in 2025, we are especially excited to have listed the Amesbury (MA) Public Library (pictured above) on the National Register through our Giving Back Program. Since 2012, Heritage has used this program to provide pro bono services to properties that reflect important contributions to America’s cultural and architectural history. Another big success was the listing of the National Register MPDF for "Urban Renewal-era Resources in the United States." We hope it will prove to be a valuable tool to the preservation community in the years ahead.

Exploring 'State-Only' Historic Tax Credit Strategies

In this month's Novogradac Journal of Tax Credits, Heritage President Cindy Hamilton discusses how several states have made state HTCs available to nonprofit organizations. These credits can be paired with the federal HTC or used independently. These "state-only-credits" can provide a transformative financing solution for nonprofit property owners, such as Grace Episcopal Church in Madison, WI (pictured above). The church leveraged the Wisconsin HTC to help fund critical repairs to its masonry, windows, and roof. PROJECT SPOTLIGHT 

Mai-Kai Reborn: Honoring an Icon of Polynesian Design

Heritage was honored to serve as the HTC consultant for the rehabilitation of the Mai-Kai Restaurant, a legendary Polynesian-themed restaurant in Fort Lauderdale, FL. Opened in 1956, the tropical destination included Polynesian shows, authentic Hawaiian-made interior decor, and a vast menu of original Tiki drinks. Within a few years of opening the Mai-Kai was among the top-grossing restaurants in the United States. In 2020, water damage and a roof collapse forced the restaurant to close its doors, spurring the owners to embark on a $20 million rehabilitation, which included meticulous repair of the restaurant's original decorative elements by experts in material restoration. We are thrilled to have been a part of the rebirth of this iconic destination and Tiki landmark.

Happy Semiquincentennial, America! Are you excited about the upcoming celebrations to mark the 250th anniversary of the United States? We are! Our best projects take us deep into the archives where we uncover fascinating facts about the buildings we are working on and the communities that they are part of. Projects resonate with team members for myriad reasons. We will be sharing some of these with you over the coming year in The Latest and through our social media. Built 1907–1909 for the California Fruit Canners Association, the warehouse exemplifies the industrial heart of San Francisco’s Fisherman’s Wharf and tells the story of the neighborhood’s role in early 20th century food processing – a story that has largely disappeared as many of the historic warehouses in the area have been razed. Fruits and vegetables from California’s interior arrived by riverboat and ferry and were canned and stored here for distribution under the Del Monte label – an early example of American agricultural and industrial innovation.
