The Glamorous Return of the Gunter Hotel

The historic Gunter Hotel in downtown San Antonio, a beloved landmark built in 1909 and listed on the National Register of Historic Places, has received Part 3 approval for its rehabilitation into a boutique Marriott Tribute Portfolio property. This $50+ million renovation leveraged federal and state HTCs as a critical component of the capital stack, ensuring economic feasibility as part of the the broader redevelopment effort. Led by Axle Capital Group, the rehabilitation celebrates the hotel’s original Beaux‑Arts architectural style, preserving its classic character while modern touches were added throughout.


Heritage Consulting Group navigated the HTC process for the Gunter's rehabilitation. We’re thrilled to have played a role in bringing its historic charm back to life and supporting this exciting transformation in downtown San Antonio.

Housing, affordable housing in particular, is a constant theme running through Heritage projects. Our clients use historic tax credits to create new housing and to refurbish existing housing. Many of these projects involve properties owned by public housing authorities. To date we’ve worked on dozens of projects with the New York City Housing Authority (NYCHA) alone, affecting tens of thousands of individual apartment units. Project Manager Erin Wiser was particularly moved by her work with the Rangel Houses (originally the Colonial Park Houses) in the Washington Heights neighborhood of Manhattan.
