1989 Office Tower on the Path to National Register Listing

The Wisconsin State Historic Preservation Review Board voted unanimously to list the 100 East building on the State Register of Historic Places. Most buildings aren’t even considered for landmark status until they are at least 50 years old; 100 East - at only 35 years old - is an exceptionally significant example of postmodern architecture. This listing, along with the anticipated National Register designation, paves the way for 100 East to be eligible for historic tax credits and eventual conversion into more than 350 apartments in downtown Milwaukee, Wisconsin. Congrats to Klein Development Inc. and John Vassallo, and special thanks to the City of Milwaukee, the Milwaukee Preservation Alliance, and the Wisconsin SHPO for their support throughout the process.

Bringing Medical Education to Wichita's Historic Core

This month’s Novogradac Journal of Tax Credits Tool Box article celebrates Sudha Tokala, a pharmaceutical scientist who pivoted to real estate development and is bringing a brand-new medical college and culinary institute to downtown Wichita. With the help of HTCs, Tokala is rehabilitating numerous historic buildings, including former department stores, a lodge, and office buildings into a campus in the middle of downtown for the Kansas Health Science University/Kansas College of Osteopathic Medicine, and the National Institute for Culinary and Hospitality Education.

PROJECT SPOTLIGHT 

Charleston Revival: A Creative Hub at the Historic Navy Yard

Constructed in 1906 and 1918, Storehouses 8 & 9 at the Charleston Navy Yard recently underwent a substantial rehabilitation to become a mixed-use development and has received HTC Part 3 approval. The project is part of a larger, multi-phased redevelopment which will transform 85 acres of the formal naval base into a vibrant, mixed-use neighborhood. In addition to the live/work units, Storehouses 8 & 9 feature maker studios, retail and design showrooms, offices, and performance space. Between the buildings is a large plaza featuring a lawn, tree grove, game area, and outdoor event space. Heritage is thrilled to have been a part of this transformative and impactful project for Charleston.

Inside the Award-Winning Journal Square Block

We're so proud to have been a part of the Journal Square Block project in Milwaukee, which won a Richard H. Driehaus Foundation Award in October. In the video above (courtesy of the National Trust for Historic Preservation), developer Joshua Jeffers shares a great behind-the-scenes story of how the building was transformed into an "educational ecosystem" including 141 workforce apartments and a high school that bridges the gap between K-12 and post-secondary learning.

HTC UPDATES

Join Us in Saving the Louisiana HTC

The Louisiana Forward tax reform package could potentially end the state historic tax credit program, which sunsets on June 30, 2025. Heritage has enjoyed working on dozens of rehabilitation projects throughout Louisiana (such as the Watermark in Baton Rouge, pictured above). The elimination of the state HTC, would be detrimental to future adaptive reuse projects. We commend the efforts of the Louisiana State Historic Tax Credit Coalition, which is working to save the credit. Contact us to find out how you can get involved.
