Rehabbing a Rehab: How Development Teams Can Use HTCs for a Second Round of Transformation

In this month’s Historic Tax Credit (HTC) Tool Box article in the Novogradac Journal of Tax Credits, Cindy Hamilton uses a recent Heritage project, City Hall Lofts, to highlight how HTCs can be used on buildings that used HTCs in the recent past. A former city hall and fire headquarters, the building was converted to a multifamily residence in the early 2000s. In 2010, the Eagle Point Companies acquired the historic building and a nearby vacant parcel for an affordable housing redevelopment. Tulsa's Sinclair Building Sparkles

The former home of Sinclair Oil in downtown Tulsa completed its HTC rehab and is now a 64-unit apartment building. One of Tulsa's first skyscrapers, this Neo-Classical tower recalls the city's Oil Boom history. It is a great example of an office building repurposed for housing. Heritage is proud of our partnership with Ross Group to secure HTCs for this rehabilitation.

Meet our new intern! Phoebe be starting the Historic Preservation certificate program at the School of the Art Institute of Chicago this fall. During her internship, she has been helping to write National Register nominations and assemble HTC applications.
