Historic Tax Credits and the Government Shutdown

The Technical Preservation Services division of the National Park Service continues its important work during the government shutdown, and Heritage is still receiving Parts 1, 2, and 3 approvals each week. Green is Good: How Scenic Hudson is Using HTCs to Create a Sustainable Landmark

In this month’s Historic Tax Credit Tool Box article in the Novogradac Journal of Tax Credits, Heritage President Cindy Hamilton discusses the rehabilitation of the historic Standard Gage factory in Poughkeepsie, New York. Now called the Northside Hub, this redevelopment features carbon-neutral offices and community spaces for events and educational programs. By leveraging both federal and state HTCs, the project was able to offset substantial rehabilitation costs while aligning preservation with sustainability goals. Since 1964, Scenic Hudson has led grassroots environmental efforts across the Hudson Valley. Read on to see how the project overcame key challenges to become a model site of sustainable development. Offices Transformed to Luxury Living in Birmingham

Completed in 1972, the former AT&T Center in Birmingham recently received approval for its $80M HTC rehabilitation into luxury apartments. Heritage assisted in securing HTC approvals. The rehabilitation retained character-defining features such as the first floor lobby, primary circulation spaces, and notable site features while introducing modern amenities such as a rooftop pool, theater room, and fitness center for residents in Birmingham's vibrant downtown.

HTC Professionals Convened in Cleveland

Heritage team members joined fellow HTC professionals in Cleveland for the annual Novogradac Historic Tax Credit Conference. Developers, investors, syndicators, consultants, nonprofit organizations, and public-sector leaders came together to discuss the latest industry updates and strategies for maximizing the value of both federal and state historic tax credits. It was a productive and engaging few days of discussions, success stories, and reconnecting with our friends and colleagues across the industry.

Expanding Our Expertise: Meet Lauren Cooper

The demand for historic preservation services remains strong, and our team continues to grow. We are excited to welcome Lauren Cooper who joined Heritage this month as a Project Manager, based in Denver, Colorado. Lauren brings valuable experience from her previous roles at the Advisory Council on Historic Preservation and Colorado Department of Transportation, as well as her prior collaboration with Elizabeth Rosin, Kristen McSparren, and Rachel Consolloy at Rosin Preservation. Her expertise includes tax credit applications, National Register nominations, and Section 106. Lauren is a graduate of Savannah College of Art and Design and the University of Oregon.
