Double the Impact: Twinning Federal HTC and LIHTC Across Three Distinct CMHA Properties

What do a 19th-century apartment building, a 1920s high-rise, and a 600+ unit public housing campus have in common? A financing strategy that made all three possible.

In this month's Historic Tax Credit Tool Box article in the Novogradac Journal of Tax Credits, President Cindy Hamilton takes a closer look at how twinning Historic Tax Credits and Low-Income Housing Tax Credits helped unlock critical equity, navigate complex regulatory hurdles, and bring large-scale preservation projects to life. Through three Cincinnati case studies, the article illustrates how layered incentives, when structured thoughtfully, can stretch capital stacks, preserve historic character, and deliver long-term affordable housing outcomes across a wide range of property types.

#AMERICA250

A Fly-Fishing Legacy in the Catskills

This is part of a series highlighting Heritage Consulting Group projects in celebration of America's semiquincentennial. Our work in commercial real estate unites our love of history and architecture with building reuse. Our best projects uncover fascinating facts about the buildings we are working on and the communities that they are part of. Let's celebrate #America250 together through the lens of historic preservation.

Earth Day and the start of fly-fishing season have Sr. Project Manager Scott Doyle thinking about the Beaverkill Valley Inn in upstate New York. In nearly continuous operation since 1895, it is one of the oldest surviving hotels built for sport fishermen. Advances in fishing technology, such as fly-tying, rod-making, and fish and river management, led the sport of fly-fishing to surge in popularity during the late 19th century. In addition to the vernacular late-Victorian guesthouse, the 60-acre property includes a variety of historic and contemporary facilities to entertain guests year-round – a clubhouse, tennis courts, hiking/cross country skiing trails, a pond, and a skating rink.  Scott worked closely with the Beaverkill Mountain Club, owners of the property, to repair and update the inn for continued use by future generations of sport fisherman and recreational travelers while protecting the character-defining features of the Inn.

Insights from the HPRP Summit

The National Historic Properties Redevelopment Programs (HPRP) Summit brought together preservation leaders, developers, and nonprofit practitioners in Philadelphia to share strategies for advancing real estate-driven preservation. Heritage President Cindy Hamilton and Senior Vice President Elizabeth Rosin enjoyed connecting with peers from across the country to discuss the evolving landscape of historic redevelopment.

Elizabeth led a session on evaluating buildings for redevelopment potential, emphasizing the importance of early due diligence. She shared insight on identifying strong candidates for historic rehabilitation, flagging potential challenges, and setting projects up for success from the outset.

The summit reinforced that successful historic redevelopment depends on thoughtful early decision-making, the right mix of tools, and experienced teams working together to navigate complex projects.
