Greetings! I hope everyone had a wonderful Winter and is ready for a great season on the mountain. It seems like things are changing daily at Eagles Nest with over 53 new homes under construction or in the architectural review process. As the developer and President of the POA Board, I believe it is important to keep everyone informed of changes in policies, procedures and personnel to keep up with the growth of Eagles Nest. Our community is the fastest selling, fastest growing second home community in the state of North Carolina. This newsletter will be sent out each month until December and will serve as the main source of communication between the developer,(Waterfront Group), the Property Owners Association and The Lodges at Eagles Nest property owners. Daily or weekly emails from Kuester Management also contain vital community information.

New for 2016!  

Boulder Park Conservation Area

Waterfront Group is proud to announce the newest amenity for the Eagles Nest Community. Boulder Park consists of approximately 20 acres of rock outcroppings and large granite boulders that are uniquely positioned into a perfect area for rock climbing, hiking and relaxation.

This park is located about ¾ of a mile from the main entrance off of a newly constructed road just below the “chop sticks” heading to the Great Camp. The trails and climbing will be self-guided and at your own risk. There will be helmets provided at the entry to the park.

After 27 years of developing mountain properties, we believe it is important to conserve as many unique, natural areas as possible to share with others. The new Boulder Park will be preserved for families to enjoy for generations to come. We hope to have the Park opened on or before July 1st.

The Eagles Nest Marketplace

Although not attached to Eagles Nest, the shopping center formerly known as the “Sunrise Center” has been purchased by Waterfront Group and renamed The Eagles Nest Marketplace. The new Marketplace is on the corner of Hwy 194 and Beech Mountain Parkway, in Banner Elk. Many will know this as the former home of Zuzda’s Restaurant. Our plan is to re-develop the shopping center into a more modern marketplace with businesses that will complement our community and the Town of Banner Elk.

There will be a second Eagles Nest Realty located here and the Coffee Shop and Spa will be relocating from its current location on Highway 194 to the Marketplace.

We are currently negotiating with several restaurant operators to occupy the former Zuzda’s location. The remodeling has begun on the interior of the building and we are awaiting approval of the proposed outside elevations, lighting, and signage from the Town of Banner Elk. The Eagles Nest General Store
The Toy Barn will now house a small selection of convenience items and food to help alleviate unplanned trips to town for basic items. The plan is to stock milk, water, soft drinks, juice, bacon, eggs, ice cream, marshmallows, and basic sundry items. This is a trend at most large, high end communities like Eagles Nest. The goal is to enjoy as much time on the mountain as possible, without having to make unwanted trips into town. There will be a charge for items in the general store and we are currently developing a point of sale system for purchases. The Toy Barn will still be home to the toys used by everyone at the Great Camp.
The Equestrian Barn at Eagles Nest
After several engineering delays, the barn should be complete by mid-Summer of 2016. Originally, we had hoped to give a 135 year old barn a new life at Eagles Nest but it didn’t work out from an engineering and economic standpoint. See the below photo of the progress. A realistic goal is to be opening the barn in mid to late July.
New Architectural Review Board Guidelines

The new POA board has been working diligently to revamp the ARB guidelines to be more in line with current standards and economic considerations. Eagles Nest is the fastest growing mountain community on the East Coast and that has posed several problems with our roads, traffic patterns, road safety, etc. The POA will be hosting an informational, Town Hall conference call at 10:00 am on May 25th to discuss changes being made to the ARB guidelines, as well as, any other questions you may have regarding the community. We will also be discussing the implementation of security cameras, a new RFID system for the gates and increased security measures. Kuester Management will be sending out the discussion agenda and a dial in number one week prior to the call. Please mark your calendars and I hope everyone can join in on the discussion.

The Village at Eagles Nest

The first two houses are under way at the newest community in Eagles Nest. Homes in the Village offer maintenance free living and are smaller in size and price, but consistent in the architectural features of all Eagles Nest houses. The Double Eagle Lodge

The Double Eagle Lodge is a 4 suite Lodge with rooms that can be rented individually. There are three (1) bedroom suites and (1) family suite with 2 bedrooms and two baths. A gym, gourmet kitchen, fire pit and grilling station are included. The Double Eagle Lodge is the centerpiece of the Village at Eagles Nest but is available to everyone on a rental basis. The Park Cottages

The former RV Park near the North Pavilion has been converted to a cottage community and will still be known as “The Park at Eagles Nest”. Eight of the ten lots in The Park were purchased by Joe Stevens of Serenity Homes. There are currently three homes under construction with two of the three sold or under contract. Great Camp

Repairs are being made to the Cigar/Wine Bar deck and the smoke remediation is complete. Please look for and read instructions before lighting the gas fireplace in the Cigar/Wine Bar. The “Green Room” is complete and ready for the musicians to create an awesome season of musical events.
Tee Pee’s
The beds have been replaced in each Tee Pee and the canvas has been pressure washed and sterilized. Eagles Nest Realty will be managing the Tee Pee’s this year for the POA. Paintball Course

The paintball course endured a rough winter but is ready for play. We will be renting paintball equipment this summer at the Toy Barn. Please contact Adam Cranford at [email protected] to reserve equipment.

The paintball course is located at the end of the parking lot at Riders Park.

ATV Trails 

We are in the process of clearing the trails for the 2016 season and are planning some new trails below the Beaver Pond Trail. The existing trails are mapped. You can download a copy of the current map at http://www.eaglesnestatbannerelk.com/amenities// .

Weekly Events Calendar
The weekly live music is set to resume on Saturday May 21st and continue until Thanksgiving. Attached is a calendar of events listing the name of the band, musical genre, location and date of the event. The location of the event may change due to weather. Kuester will continue to send out event reminders on every Tuesday and Friday via email.

The weekly music events have become very popular among the residents and property owners. The POA board(s), both past and present, agreed that this is something that needed to continue after the developer subsidy ended in 2015. Our plan is to charge a nominal fee to attend the dinner and concert at one of the Eagles Nest venues.

The fee schedule being discussed is as follows:
  • Eagles Nest Owners/Residents:  $15/adult couple and $5/child.
  • Eagles Nest Renters:  $20/adult couple and $7/child. (Children 6 & under eat free.)
I know everyone would like it to remain free but the upgrade in food and service will justify the cost. The POA has employed Shawn Stricklen as our chef/cook to prepare the pre-set list of items that will be served from the brand new “Eagles Nest Food Truck”. In addition to the weekly items, there will be additional menu items, added each week. The new food items to be served from the food truck and weekly selections are listed below.

The fees generated will help to offset the expenses of additional food choices, staff and entertainment. The fees will be classified as a donation to the POA and evidenced by a colorful wrist band to be worn at the event. The wrist band will allow you to enjoy live music, an adult beverage of your choice and a more consistent dining experience.

General Items

River Club

We are currently consulting with Barry Timberlake, a local fishing guide and trout expert, to begin stocking the Elk River and the ponds. The fish must be fed to remain close to where they are released. We are negotiating with Barry to offer fly fishing classes and to help maintain our trout waters. We are including the River Run Fishing Club, who also have fishing rights on our section of the river, to help create a great trout fishing experience. The target for stocking the ponds and river will be early June. A 70” TV has been installed upstairs at the River Barn and awaiting a technician to hook up the DirecTV service.

Wildlife Rehab Center

The rehab building located off of the maintenance trail is complete and we are looking for a USDA qualified firm to manage the center. Lees-McCrae College has also expressed interest in hosting some educational events at our site.

North Pavilion 

The developer and POA are planning several upgrades  to the North Pavilion throughout the season. Planned upgrades are as follows: conversion of the open area to an all season room by adding doors & windows, outdoor bar on the deck under the TV, outdoor pizza oven, landscape lighting, improved playground equipment and a new amphitheater near the fire pit.

Access

The northern entrances at Old Beech Mountain Road and McGuire Road will be complete in the next 30 days. Both entrances will have electronic access gates and pass codes will be sent out via email by Kuester Management, prior to the gates going live. A common question is the status of the access from the top of the mountain across to the Winter Road on Beech Mountain. Waterfront Group has maintained an excellent working relationship with the family that could grant us access and they are now ready for a proposal from the Eagles Nest POA board. We think it is very important that we obtain this easement to gain access to the fire & rescue services located on Beech Mountain. Some type of annual or quarterly payment will more than likely be required to get this done. Currently, there is no budget for an access payment. This access will make life on the mountain much safer and should lower insurance rates for everyone with homes on the mountain. The board and Kuester will keep you posted on the progress via email and/or the June newsletter.

Air Rifle/Archery Range

We are upgrading the air rifle and archery range with additional targets and constructing a small storage building for the archery equipment. You must provide your own air rifle and please remember that discharging firearms is prohibited.
