We got very, very lucky in South Florida but we need to learn from this storm...
Get prepared PRIOR to a storm. Get water, gas now you’re going to use it anyways and this will keep you out of the long lines. Make sure your generator works today, not when a storm is hours away . Numerous neighbors of mine all had generators but none of them worked due to old gas, old spark plugs , etc . Check your shutters/plywood now and make sure your anchors and screws all work and aren’t painted over or stripped. Mark your shutters clearly to make it easier to put them up.
M&L’s office was overwhelmed with calls to buy flood insurance from Miami to Jacksonville…Why stress about another thing while also dealing with everything else to prepare for a storm?? Especially something as important like having flood insurance ..There is Federal mandated 30 day wait so buying flood hours prior to a storm will not help you with coverage for the impending storm. Buy it now!!! Polices are inexpensive and start from about $129.00 and you can in most cases pick your coverage. Here’s an example ….Clients in the North East of Florida(Jacksonville/St Augustine are already beginning repairs and if our client has a property/hazard policy and flood policy water restoration companies are working and beginning repairs. If there isn’t proof of an active flood policy these same restoration companies are requiring payment prior to any work being done as the restoration company expects as they should, to be paid. These deposits are ranging from 2k-50k or more. Also all the flooding you saw on TV last week happened in the same flood zone as much of South Florida is now in...THERE IS NO SUCH THING AS A NON FLOOD ZONE…..You are either HIGH risk or LOW risk zone ….Don’t delay. Buy a flood policy today and put your mind at ease !!!
You are, in most cases in Florida, receiving a shutter mitigation credit and you are expected to put your shutters up, that’s why you have the credit in the first place. If you do not you are risking not receiving a full payout of your loss as many carriers will charge back the mitigation credit back to inception of the policy, which could cost you thousands of dollars in unpaid losses. Not to mention the main reason you have shutters is to protect your family and property not just for cheaper insurance.
Is my policy active ????Lots of calls for this, and in most cases luckily the answer was yes for M&L clients . But if the answer is no, there is nothing that can be really done as most if not all insurance carriers are shut down .If you didn’t make a payment or for whatever reason did not pay your renewal you cannot in most cases get it reinstated while a storm is heading in your direction . You will have to wait until after the storm to buy a policy or reinstate . Also hundreds of requests for copies of their policies flooded M&L phones. These policies are sent annually to you and should put them in the same place so you can easily pull them out. We were unable to send out policies in some cases just due to a manpower issue…get organized now.
Is my screening, Tiki Hut, outside kitchen , Pool enclosure covered??Check your policy or contact us. Many carriers offer coverage but it must be purchased as an endorsement in most cases. Pool enclosures are bought in dollar amounts of 5k, 10k, 20k or more depending on the size. Ask us now not when a storm is pending as you cannot add this very important coverage as a storm is just off the coast.
Do I have hurricane coverage?
Check your policy for a hurricane deductible in most cases it will be 2% , 5 %, 10% of your coverage A amount so 2% of 200k = 4000k deductible for hurricane . This is what you will have to pay prior to a claim being submitted and this deductible can only be changed at renewal . Again this coverage cannot be purchased while a storm is your way.
