SELLING IN 2024: Where to begin? We have answers.

AROUND TOWN

LINGO: Attachments

Legally speaking, in a real estate contract, anything built in or 'attached' to the walls, ceilings, floors et al, conveys with the property unless expressly excluded from the sale. These are called Attachments. Sometimes, exclusions may include a chandelier, a built-in appliance, a ceiling fan, a sconce, a curtain rod! If it's attached, it is part of the property and conveys. Sometimes disagreements can occur over an attachment and after much conversation, we like to say " our client bought a chandelier, and a house came with it!". As a buyer, be sure to understand what is included or excluded; as a seller, if you intend to take something with you, we advise removing and replacing the item prior to listing it to avoid unnecessary emotions or confusion. Other examples of Attachments: landscaping, electrical, heating, bathroom fixtures, thermostats, doorbells, etc.

HOME MAINTENANCE: Ice Melters

These later days of winter bring wild weather that can require treating your surfaces for snow and ice melt. There are many factors to consider: damage to concrete or surrounding vegetation, pet and children friendly and corrosion. There are many options out there - here are a few for your consideration:

  • Pellets
  • Granules (Salt)
  • Liquid
  • Natural - Coffee Grounds or Sugar Beet juice!

FINANCING Current rates 6.75% range

Interest rates dropped in January giving home buyers hope that this spring would be a better time to buy than the second half of 2023. While rates are lower this week than they were in December, they have fluctuated up and down over the last few weeks. Business Insider explains why rates are predicted to drop further over the course of the year and the correlation between the how the Federal Reserve increasing the federal funds rate affects mortgage rates. Read here for more information.

Restaurant Highlight: Valentines Reservations

Did you know that Poppy on Larchmere has winterized their outdoor space into a little pop-up bar? They are changing the theme through the seasons; now you can visit "Be Mine at Etta"! It is open Thursday-Saturday through the end of February and is laced with all things love. There is an appropriately themed cocktail menu and, yes, they are open on 2/14! Walk-ins only. Cupid's waiting!

HISTORY: Leap Year 2024

Why do we have this calendar oddity every four years? Well, in short, it helps us keep in sync with the seasons! Human-made calendars generally have 365 days; the solar, or tropical, year that influences seasons is about 365.2422 days long. (A solar year is how long it takes the Earth to revolve around the sun.) 

Even though .2422 of a day doesn’t sound like much, ignoring that fraction means eventually our seasons won’t fall in the same months every year. For instance, your school year might eventually start in the spring instead of late summer. And if the calendar didn’t match up with the seasons, farmers would have a more difficult time growing crops, which could affect food supplies.

That’s why, in the 16th century, the Gregorian calendar—the calendar most commonly used today—started adding leap days to match the calendar with the seasons. Because four .2422 days equals about one day, February 29 is now added to most years that are divisible by four, like 2020!
