Ireland's Guinness Beer Castle, situated a little south of the city of Dublin, has hit the market for $29.5 million--that's more than 4 million pints.
The castle, also known as Luggala, was given by Ernest Guinness to his daughter, Guinness-beer heiress Oonagh (whose formal title was Lady Oranmore and Browne), who lived there until her death in 1995.
The castle sits on 5,000 acres and lies within its original 18th-century gardens surrounded by old Irish oaks, lawns, heather and wildflowers. Luggala itself is a 19,099-square-foot former hunting lodge and comes with a total of 27 bedrooms and 18 full bathrooms.
Also on the grounds is a "main house" with seven bedrooms, a dining room, three main reception rooms and library. Then there's a four-bedroom guest house and a further seven lodges and cottages within the estate.
While it was in the hands of Oonagh, the castle became a venue for lavish gatherings.
"Nobody could keep away: Dublin intelligentsia, literati, painters, actors, scholars, hangers-on, toffs, punters, poets, social hang-gliders were attracted to Luggala as to nowhere else in Ireland--perhaps even in Europe, from where many would come," wrote

A balcony garden can be as complicated or simple as you want. You can spend thousands of dollars or you can do it for very little money. With plant and container choices you can either make a relatively low maintenance
, easy balcony garden, or you can do a full-on farm. It depends on your space, light and exposure and the amount of time, energy and or money you want to spend.
Balconies are usually microclimates, differing significantly from the climate on the ground.
There can even be different microclimates,
even on a tiny balcony. If an area is shaded, that can be one climate, if another area is exposed to the wind, that is a different climate. Also, the conditions on balconies can be extreme, with huge temperature fluctuations. Also, surface treatments can affect how hot or cool your balcony is and if it retains the heat over time.
The good news is that there are beautiful plants for almost every condition possible. The trick is to really figure out what the environment is, before you plan your garden. If you take the time to really evaluate your conditions, your chances of gardening success will be greatly enhanced.

Manhattan Residential Sales Market Report February 2017
Contract activity increased marketwide this past February, up by 7% compared to last year. The condo market saw notable year-over-year increases in all pricing metrics-while the co-op market saw small decreases across the same metrics. Both markets, however, were marked by increases in the amount of time listings spent on the market, fueled by borough-wide inventory growth. Negotiability was more pronounced in both the condo and co-op markets, a trend that has persisted since early 2016 due to increasing buyer choice.

Brooklyn Residential Sales Market Report February 2017
In Brooklyn, February saw a double-digit increase in contract activity versus last year, with 26% more sales. Median and average sale price experienced significant annual gains, with double-digit growth of 22% and 29%, respectively, marking the largest increase in pricing since March 2015. All bedroom types except for studios experienced a 6% rise in pricing over the last year, causing overall price per sq. ft. to rise 10% year-over-year to $880 per square foot. However, the trend of price discounts continued into February, with an average discount of 2.4% off asking price, and nearly half of sales traded below ask.

Manhattan and Brooklyn Residential Rental Market Report February 2017
Last month, the average monthly rental price for a Manhattan studio was $2,315. For one-bedroom homes, the average was $3,097. For two-bedrooms, the average rent was $4,085. Finally, the average three-bedroom apartment rented for $5,225.
In comparison, Brooklyn studio apartments (in the 14 neighborhoods studied) rented for $2,286 per month on average. For Brooklyn one-bedrooms, the average rent was $2,822, while rents for two- and three-bedrooms clocked in at $3,642 and $4,913, respectively.
In February, Manhattan's vacancy rate rose to 1.98%--from January's rate of 1.90%. The rate is also higher when compared a year prior. In February 2016, the Manhattan vacancy rate was 1.74%.
When examining concessions, 31% of rental transactions brokered by Citi Habitats offered a free month's rent and/or payment of the broker fee to entice new tenants in February-down slightly from 37% in January. Looking year-over-year however, their prevalence increased. In February 2016, 25% of leases offered an incentive.
"While landlords are still offering move-in incentives on a substantial number of apartments, they may have been emboldened by the declining vacancy rate from December to January. As a result, they pulled back their use of concessions slightly last month,"
explained Gary Malin, President of Citi Habitats. "The fact is, many home-seekers, especially those looking at luxury product, are savvy shoppers and price-sensitive. So when they didn't see 'good value' in the marketplace, the vacancy rate rose once again. There is simply a lot of inventory available. Tenants can pick and choose from a variety of enticing options-on both sides of the East River. But the good news for landlords is that February is typically the height of the 'winter doldrums.' It will be interesting to see how the market shifts as we enter spring, as demand will likely increase."
