Mario Batali and Joe Bastianich's massive new Italian restaurant, La Sirena, features a 38-foot long bar that acts as the centerpiece of the space.  Bastianich has said that the menu is somewhat broader than his previous projects with Batali, with items intended to appeal to a wide variety of palates.  Options include a bucatini with a spicy octopus tomato sauce; a lasagna with pesto, potatoes, and bechamel; and grilled lamb chops with chickpea flour fritters.  Appropriately situated in Chelsea's Maritime Hotel, guests feel transported to the Amalfi Coast-- a much warmer climate, indeed.

Recipe | Chocolat chaud
2 cups (.5l) whole milk
5 ounces (130 g) bittersweet chocolate (best-quality), finely chopped
2 tablespoons light brown sugar (optional)
2 tablespoons rum, kirsch or brandy (optional)
Dollop of whipped cream (optional)
 
1. Heat the milk in a medium-sized saucepan.
2. Once the milk is warm, whisk in the chocolate, stirring until melted and steaming hot. For a thick hot chocolate, cook at a very low boil for about 3 minutes, whisking constantly. Be careful and keep an eye on the mixture, as it may boil up a bit during the first moments.
3. Taste, and add brown sugar, a touch of brandy, a dollop of whipped cream--or all three--if desired.
  Serve warm in small demitasse or coffee cups.
Note: This hot chocolate improves if made ahead and allowed to sit for a few hours. Rewarm before serving.

Living Above the Shop...in Luxury

Manhattan Residential Sales Market Report January 2016
January 2016 was a slow month for Manhattan residential real estate, with declines in contracts signed in both the condominium and co-op markets.  Year-over-year, condo signings declined 17% compared to this time last year, while co-op signings declined 19%.  Both markets experienced gains in price per square foot, with condo prices up by 5%, while the co-op price per square foot increased 18%.  Condominium inventory continues to increase, with listed inventory up month-over-month and year-over-year, while co-op listings declined year-over-year for the fourteenth consecutive month.  (Citi Habitats)
Brooklyn Residential Sales Market Report for Q4 2015

The market had a strong finish to 2015.  Fourth Quarter 2015 took the title of the strongest fourth quarter since 2008 in terms of sales-and continued the streak of year-over-year price gains seen throughout all of 2015.
Inventory remains limited.  With just a 3% year-over-year increase in overall inventory, buyer demand continues to put upward pressure on pricing throughout the borough.
Pricing continues to climb year-over-year.  This quarter's median price reached $545,000, 9% above last year's figure but 4% below Third Quarter.  Average and median price per square foot both grew by double-digits year-over-year.  (Citi Habitats)
 
Brooklyn Residential Sales Market Report January 2016
To start off 2016, Brooklyn sales were 3% higher than January 2015.  Inventory remained level with last January and was up slightly from December in preparation for the spring selling season.  Market-wide median price and average price declined relative to last month and last year.  This was mainly due to an increased proportion of studio and one bedroom sales in January, as well as a larger share of co-ops being sold.  Average price per square foot rose 3% year-over-year despite a drop in average price as the average apartment size sold this month was 18% smaller than last year.  On average, 1.36% is being negotiated off the asking price.  In January 2015, 31% of buyers paid below ask, while 42% of buyers paid below ask last month.  (Citi Habitats
                      
Manhattan Residential Rental Market Report January 2016
The report found that the market stabilized this month, with rents relatively unchanged from December.  In addition, the borough's vacancy rate fell, while move-in incentives climbed to the highest rate seen in 5 years.
In January 2016, the average monthly rental price for a Manhattan studio was $2,163.  For one-bedroom homes, the average was $3,013.  For two-bedrooms, the average rent was $4,025.  Finally, the average three-bedroom apartment rented for $5,225.
A verage rents declined a mere 1% for studio apartments, while they rose 1% for one-bedroom units.  Meanwhile, average pricing for two- and three-bedroom homes only shifted by marginal amounts.   

In January, the borough-wide vacancy rate fell to 1.90% from December's rate of 2.06%--l argely as the result of landlord incentives to new tenants.  Looking year-over-year, the rate was higher than January 2015-- when 1.60% of units were vacant.
 
When examining concessions, 17% of rental transactions brokered by Citi Habitats offered a free month's rent and/or payment of the broker fee to entice new tenants in January, up from 14% in December.  In fact, January 2016's concession percentage is the highest we have seen since January 2011, when the percentage reached 21%. 

"Landlords continue to be hesitant to lower their asking rents, despite recent tenant push-back" commented Gary Malin, President of Citi Habitats. "Instead, owners have ramped up their use of concessions, which has been largely successful in stabilizing the city's rental market. The recent vacancy rate increases have come to a halt, and rents have held steady."   (Citi Habitats)
