Walter Reed Army Medical Center Site Redevelopment

Since 1909 and during all its more than 100 years of activity, Walter Reed Army Medical Center served more than 150,000 active duty and retired personnel from all branches of the military. Besides US Military members, the US President, Vice President, Senators and Representatives were authorized to and did receive care at Walter Reed. In 2005, the Base Realignment and Closure Commission (BRAC) recommended that the Army close the WRAMC, with the name to be carried over to the new Walter Reed National Military Medical Center (WRNMMC) in nearby Bethesda, Maryland. Now, the Walter Reed Local Development Authority aims to integrate the site with the community, to provide a mix of uses (residential, retail and community amenities), to create jobs and revenue for Washington, DC and to retain and restore buildings of historic significance on the site.

Culture | Tiki's Enduring Allure

In Māori mythology, Tiki is the first man. This Polynesian word was adopted to denote a cultural style when tiki culture in the United States began in 1934 with the opening of Don the Beachcomber, a Polynesian-themed bar and restaurant in Hollywood. Three years later, Victor Bergeron, better known as Trader Vic, adopted a tiki theme for his restaurant in Oakland. When American servicemen returned home from World War II, they brought with them stories and souvenirs from the South Pacific. James Michener won the 1948 Pulitzer Prize for his collection of short stories,
Tales of the South Pacific
, which in turn was the basis for
South Pacific
, the 1949 musical by Rodgers and Hammerstein, also a Pulitzer Prize winner.
In addition to the returning WWII veterans, several other factors contributed to the Mid-Century American explosion in Polynesian Pop culture or Tiki culture. Post-war America saw the rise of the middle class as an economic force. This coupled with ever increasing affordability of travel, particularly newly established air travel to Hawai'i, helped to propel the nation's interest in all things tropical. The excitement surrounding the 1947 Kon-Tiki expedition helped to promote tiki culture. Hawai'ian statehood in 1959 was a major factor which further drove the tropical lifestyle popularity, and Americans fell in love with their romanticized version of an exotic culture. In this century, the theme's popularity thrives, with the growth of Trader Joe's, a grocery chain with 453 stores and counting.

iki--with its grinning mugs and plastic naked-lady stirrers--is easily disregarded as a kitschy fad. While it certainly embraces fun, a drinks movement that's been around since the 1930's should not be so deftly dismissed.
A romanticized vision of island life that offered an evening of escapism, tiki bars spread in the years after World War II before fading in the 80's and 90's. New York City lost its Trader Vic's outpost when Donald Trump, then the owner of the Plaza, closed down the longtime Polynesian bar in 1989. But tiki is back and alive and well downtown... (LLNYC)

Market indicators differed between the Manhattan condo and co-op markets in July with the co-op market faring better than condos. Average price was down significantly for condos but up for co-ops year-over-year. Average price per square foot increased by almost a third for co-ops, but dropped 13% in the condo market. Listings, on average, spent a greater number of days on the market for both residence types. In line with preceding months, discounts were common across the market as difference from last ask to sale was -2.6% for condos and -2.5% for co-ops.

Brooklyn Residential Sales Market Report July 2016
The overall Brooklyn market in July was marked by consistent inventory levels but slower sales.
The decrease in co-op listings was counter-balanced by the increase in condo listings. Co-op listings were down 7% versus last July, but there were 9% more condo listings on the market. Average sale price increased 5% compared to a year ago. This was the largest year-over-year increase in average sale price so far during 2016. However, more buyers negotiated asking prices compared to both last month and last year. This month, the average sale price was 1.45% lower than the average asking price.

Manhattan Residential Rental Market Report July 2016
The report found that when compared to June, rents decreased slightly across the board. The biggest decline was for one-bedroom homes, where rents fell 3% month-over-month. Meanwhile, the borough's vacancy rate rose to 1.92%--the highest vacancy rate we have seen for July since we started tracking the rental market in 2002. For reference, the Manhattan vacancy rate in July 2015 was 1.42%, and during July 2009 (the height of the 'great recession') the rate only reached 1.67%.
When examining concessions, 19% of rental transactions brokered by Citi Habitats offered a free month's rent and/or payment of the broker fee to entice new tenants in July, up from 16% in June. Looking year-over-year however, their prevalence increased substantially. In July 2015, 8% of leases offered a move-in incentive.
"The fact we are trending towards a 2% vacancy rate despite the busy summer season shows we are in a very price sensitive market," explained Gary Malin, President of Citi Habitats. "The use of concessions and slight rent adjustments by owners has failed to significantly move the needle. Today's renters are increasingly open to living in the outer boroughs or New Jersey. In order to reverse this trend, Manhattan landlords will either have to become more liberal with their incentives--or adjust their pricing to reflect the changing conditions."
