What empty nesters want from pieds-à-terre | Andrea Saturno-Sanjana, a salesperson with Citi Habitats, says she has worked with many such clients. Saturno-Sanjana says clients like them often have criteria that longtime New Yorkers do not: Having spent so much time at a distance from the city, they now want to reside somewhere that screams Manhattan, complete with views of iconic skyscrapers, or even the Statue of Liberty. One mistake that arises with pied-à-terre seekers who have lived outside the city for many years is that they begin their search based on memories of neighborhoods that no longer exist. "They remember, oh we used to come in and go to the Limelight," Saturno-Sanjana says. "The people who are coming in fresh, who haven't been commuting, they really start with that nostalgia and then because the neighborhoods have changed and other things have opened up to them, they often don't end up in that neighborhood. "Plus, she says, many of these renters aren't willing to fully relinquish the amenities of life in the burbs. Their pied-à-terre "has to have very particular things. We're not talking about a walk-up," she says, and might be kitted out with amenities such as in-apartment washers and dryers, concierge services, and plenty of storage space.
Renting a pied-à-terre rather than buying has its advantages. After decades in comparatively spacious suburban homes, many of her clients, Saturno-Sanjana says, have trouble downsizing. While city living has tremendous appeal to these apartment-seekers, she says it's important that they ask themselves: "Can I really live in a smaller space with less stuff?" Manhattan Residential Sales Market Report for Q4 2015
Sales Prices Reach an All-Time High.
The median Manhattan sale price increased significantly this quarter to $1.100M, up 16% from last year and 10% from last quarter-to its highest level ever.
More Inventory on the Market.
Overall inventory reached 5,060 units during the fourth quarter, a 5% increase from last quarter and a significant 14% increase from last year.
New Development Sales Were Strong.
New development sales during Fourth Quarter 2015 increased a notable 67% from last year and 39% from last quarter-to more than 800 units. (Citi Habitats)
Manhattan Residential Sales Market Report December 2015
December 2015 was a comparatively slow month for Manhattan residential real estate, with both condo and co-op sales down vs. the same time the year prior. Average sale price held steady in the condo market but declined by 5% in the co-op market versus last year, reflecting an increase in sales of smaller co-op residences. Average price per square foot rose moderately in the condo market and grew a substantial 18% in the co-op market. With the exception of two-bedroom condo units, all apartment sizes in Manhattan experienced price per square foot growth. The co-op market continued to tighten in December 2015, with total listings down 10% versus last year, dragging overall listed inventory below the December 2014 figure-in spite of the 6% increase in condo inventory.

Brooklyn Residential Sales Market Report December 2015
There were 5% more sales in Brooklyn during December 2015 relative to a year earlier, but in a typical seasonal trend, activity was 24% lower than November. Tight market indicators include low inventory, a low average days on market figure, and very little room for negotiating asking price. The market-wide median price increased 5% compared to both November 2015 and December 2014. The average sale price was nearly $1.3M in December 2015, 18% higher than the year prior. Average price per square foot, while 7% higher than December 2014, dipped versus November. This was partially due to the market share increase of townhouse sales month-over-month, which often have a lower price per square foot than apartments. (Citi Habitats)
Manhattan Residential Rental Market Report Q4 2015
When compared to the third quarter of the year, we found that all metrics we use to evaluate market conditions reflect an environment that is increasingly friendly for tenants. When examining vacancy, we found 1.96% of apartments to be available for rent during the fourth quarter, up from 1.51% during the third quarter of 2015. During the most recent quarter, 12% of transactions brokered by Citi Habitats included some form of move-in incentive, compared to 8% during the third quarter. Pricing for studio apartments declined the most quarter-over-quarter, with a 3.4% drop. In addition, rents for one-bedrooms declined 2.0% on average, while average pricing for two- and three- bedroom homes fell by 1.3% and 1.0% respectively.
Manhattan Residential Rental Market Report December 2015
In December, the Manhattan vacancy rate climbed to 2.06% from November's rate of 2.02%. However, the recent rent declines have come to a halt and have plateaued, at least for the time being. Often landlords will offer move-in incentives to drive traffic to their properties before dropping rents, and in fact, we found that the percentage of leases offering an incentive climbed slightly month-over-month. In December, 14% of leases included a concession, the highest percentage in nearly 5 years. (Citi Habitats)
