Manhattan Residential Market Report Q3 2022 | |
The average Manhattan apartment sales price fell 8% from the second quarter of 2022, but remained 2% higher than a year ago. The increase over the prior year is due to a rise in luxury new development closings, as the average resale price fell compared to 2021’s third quarter. Closings were 22% lower than a year ago, which was expected given that 3Q21 had the highest level of sales in 14 years. The average co-op price ticked up 1% from a year ago, while condos posted a 5% gain.
An uptick in luxury closings helped bring the average new development price up sharply from a year ago. On average, contracts for new developments closed in the third quarter were signed on March 14, 2022, so this data is more indicative of the prior market than current conditions.

Brooklyn Residential Market Report Q3 2022 | |
Our Third Quarter Brooklyn Report starts to show that slowdown in activity that began in May. The number of apartment closings was 11% lower than a year ago, and prices were down sharply from the record levels set in the second quarter of 2022. Both the average and median apartment prices fell 2% compared to a year ago. The average price was down sharply from the record level set in the prior quarter.

Queens Residential Market Report Q3 2022 | |
Long Island City Condos. Condo prices averaged $1,210,320 in the third quarter, a 5% improvement from last year’s comparable period. One year ago, the new development Skyline Tower had a rush of closings that inflated the number of sales in 3Q21. A combination of that high number a year ago, and a slowdown in new development closings in 3Q22 led to a substantial decline in sales over the past year
Astoria Apartments. The average price of $557,791 in the third quarter was 10% lower than a year ago. Closings were down 4% compared to the third quarter of 2021.
Forest Hills Apartments. Prices averaged $464,805 last quarter, a 12% improvement compared to a year ago. The market was 10% more active than the third quarter of 2021.
