In 1924, the West Side Improvement project first began when the city’s Transit Commission ordered the removal of street-level crossings; this later led to a plan to remove tracks from the streets and create an elevated rail line. In 1933, the first train ran on the High Line—which was then called the “West Side Elevated Line.” The line was fully operational by 1934, transporting millions of tons of meat, dairy, and produce. The lines cut directly through some buildings, creating easy access for factories like the National Biscuit Company (aka Nabisco), which is now the home of Chelsea Market.
The High Line is now one, continuous, 1.45-mile-long greenway featuring 500+ species of plants and trees. The park is maintained, operated, and programmed by Friends of the High Line in partnership with the NYC Department of Parks & Recreation. On top of public space and gardens, the High Line is home to a diverse suite of public programs, community and teen engagement, and world-class artwork and performances, free and open to all.

Manhattan Residential Market Report Q1 2022

After a red hot 2021, many wondered if the Manhattan apartment market could sustain that momentum into 2022. The results so far are a big yes, as closings in the first quarter of 2022 were 44% higher than a year ago.
The average resale apartment price of $1.72 million was down from the prior quarter, but remained 20% higher than a year ago. Condo resale apartments posted a 27% higher average price than 1Q21, while co-op prices rose 14%. Part of these steep price increases can be attributed to the fact that 2021’s first quarter saw prices bottom due to COVID-19, before rebounding sharply the rest of 2021.
Buyers had to move quickly in 2022’s first quarter, as apartments sold 28% faster than a year ago. At an average of 102 days, time on the market was at its lowest level since the third quarter of 2018. Sellers received 98.2% of their last asking price, the highest percentage since 2017’s third quarter.
The future looks bright for our market, as contract activity has risen sharply the past few weeks to its highest level since May 2021. With a record $45 billion in Wall Street bonuses paid last year, a recovering local economy, and the expected return of foreign buyers, the Manhattan real estate market is set for another strong year in 2022.

Brooklyn Residential Market Report Q1 2022

The average Brooklyn apartment price was down slightly from the prior quarter, but 5% higher than a year ago. Condos led price increases over the past year, as their average price per square foot rose 8% to a record $1,046. The new development market was a major reason for this increase, as their average price was up 14% from 2021’s first quarter.
Sales volume remained strong, with 22% more closings reported than a year ago. Expect the number of closings to continue rising, as the number of signed contracts in 1Q22 was 5% higher than a year ago, and the most ever in the first quarter of a year.
With economic growth and hiring expected to rise sharply in New York City this year, demand for Brooklyn apartments should remain at high levels. Rising interest rates will present a challenge to the market, but we must remember they are still low by historical standards.

Queens Residential Market Report Q1 2022

Long Island City Condos. Both the average and median apartment prices posted double-digit increases compared to a year ago. The number of closings was 8% lower than 2021’s first quarter.
Astoria Apartments. The average apartment price of $594,224 was 3% higher than the first quarter of 2021. There were 33% more closings than a year ago.
Astoria 1-3 Family Houses. The average price climbed 11% over the past year to $1,330,029. Closings rose over 40% from 2021’s first quarter.
