The townhouse market has made an incredible comeback from the COVID-19 recession, with sales last year reaching their highest level since 2007. The strength of the market can also be found in the decline in time on the market and the reduction in price discounts given by sellers in 2021.
Here are the report’s major findings:
• The number of closings rose 89% compared to 2020.
• Sale prices averaged just over $7.4 million in 2021, down slightly from the year before.
• The average price per square foot rose 6% from 2020, to its highest level since 2018.
• Townhouses sold last year spent an average of 211 days on the market, a 15% decline from 2020.
• Sellers received 92.6% of their last asking price in 2021, up from 90.4%.

Brooklyn 1-3 Family Residential Market Report Second Half 2021

For all Brooklyn neighborhoods, the average price rose 17% from 2020’s second half, to $1,388,633. There were 50% more closings than a year ago.
Brownstone Brooklyn and DUMBO. At $4,171,093, the average price was 17% higher than 2020’s comparable period. Closings were up 90% from the second half of 2020.
Williamsburg and Greenpoint. The average price per square foot rose 11% over the past year, to $841. There were 90% more closings than during the second half of 2020.

Manhattan apartment inventory ticked up to a 4.1-month supply in February, which is still indicative of a seller’s market. The market currently has a 4.5-month supply of condos, and a 3.7-month supply of co-ops. The West Side and South of 14th Street were the tightest markets in February, with just 3.3-month supply of apartments for sale.

Manhattan had a 3.9-month supply of apartments for sale at the beginning of January, the lowest figure since February 2016. The months’ supply for condos dropped 12% from last month, while co-ops decreased 17%. The West Side, and Downtown south of 14th Street were the tightest markets in January, each with a 3.2-month supply of apartments for sale.

The number of Manhattan apartments for sale fell to a 4.5-month supply in December, a 9% decline from last month. Condo and co-op inventory dropped 8% from November, to 4.8 and 4.3 months respectively. With a 3.8-month supply of units for sale, Downtown south of 14th Street was the tightest market in December.
