The focal point of the 3rd Floor (approximately 2,021 square feet) at 22 Central Park South is the oversized picture window, flanked by two casement windows with Juliette balconies, facing Central Park. Originally built in 1907, 22 Central Park South was redesigned by Goldstein Hill and West Architects in 2014 to meet the requirements of contemporary living while retaining its landmarked status.

Prime Property | DC | Neighborhood | Eckington

Eckington is a Washington, DC, neighborhood less than 1.5 miles north of the Capitol, neighboring NoMa to its south, Bloomingdale to its west, Edgewood to its north and the Metropolitan Branch Trail to its east.

The land that became Eckington was the country home of Joseph Gales, Jr., owner of the National Intelligencer newspaper and the city’s mayor from 1827 to 1830. Gales bought the northeast tract in 1815 and built a two-story house on the hilltop in 1830, about where 3rd and U streets intersect today. He named the estate Eckington after the village in Derbyshire, England, where he was born.

Later developed by George H. Truesdell in 1887 as a residential neighborhood, Eckington had electricity before the White House as well as the first streetcar line. Tree-lined streets and Victorian row homes are characteristic of Eckington, and it enjoys easy access to Capitol Hill, Howard University, Union Market and the United States National Arboretum.

Outdoor Dining | NY | Central Park | Tavern on the Green

Originally designed by Calvert Vaux, Tavern on the Green was built as a sheep fold in the 1880’s to house the 700 Southdown sheep that grazed in Central Park’s Sheep Meadow. Robert Moses transformed the building in to a restaurant in 1934, as part of his park renovation. Through the next few decades, Tavern underwent several changes in management, but the iconic view of the park, and the addition of a dance floor, outdoor seating, and lavish menu, kept prominent actors, musicians, and public figures coming back to the restaurant to dine, drink, and celebrate.

Outdoor Dining | DC | Union Market | Hi-Lawn

Hi-Lawn is a fun, laid-back and welcoming rooftop and green space, with seasonally-changing fare, creative draft and juice box cocktails, hosted picnics, lawn games and outdoor music, all with stunning city views.

The brainchild of restaurateurs Greg Algie & Nathan Beauchamp (Blagden Hospitality Group’s Tiger Fork/Calico/Fainting Goat/Hei Hei Tiger) and Paul Carlson (The Royal/Lulu’s Winegarden), Hi-Lawn takes bits of inspiration from around the region, from NYC’s High Line park to the loved urban backyard vibes of its sister spot Calico.

The sprawling rooftop space is outfitted with colorful picnic tables and patio umbrellas, an artificial turf picnic area and vibrant lawn lounge, and wood decking with an artfully-designed shipping container bar dispensing draft cocktails, boozy punch pouches, spiked seltzers, craft beers by the can and bucket, and affordable, well-curated wines.

Manhattan Residential Market Report Q1 2023

The Manhattan apartment market continued to slow in the first quarter, with the number of sales 33% lower than a year ago. This decline was expected and can be attributed to the abnormally strong market of one year ago, combined with the unprecedented interest rate increases that began in March 2022. Any time mortgage rates double in less than one year it is inevitable that home sales will suffer. It is also important to point out that while apartment sales may be down from the frantic pace seen in 2021 and the beginning of 2022, they have simply returned to pre-pandemic levels. The number of sales in the first quarter of 2023 is slightly higher than the first quarters of 2018, 2019, and 2020.

Brooklyn Residential Market Report 2023

Activity in the Brooklyn apartment market continued to slow in the first quarter, with 42% fewer closings reported than this time last year. As we have said before, the current market should not be compared to the data from 2021 to the first half of 2022 as that 18-month period brought record sales after the COVID-19 shutdowns. It also benefited from mortgage rates that were less than half of what they are today. Closings in 1Q23 were also pushed lower by a lack of inventory in many parts of the borough, due in part to the jump in closings the prior year and a half.

Cocktail | Lime Rickey | Washington's Signature Drink

A Lime Rickey is a mixture of fresh lime juice and soda water, with the optional additions of alcohol and sugar. The Lime Rickey cocktail variation, named after lobbyist Joe Rickey, gained popularity in Washington, DC, during Prohibition. During that time, bartenders masked the varying and often unsavory flavor of homemade liquors, like bathtub gin, with juices and syrups, ushering in the era of the cocktail.

In India, a similar drink simply called lime soda often includes the addition of salt and is a go-to beverage for staving off the heat while staying hydrated.
