Instead of the sterile, monochromatic look recently in vogue, shapes are organic with more curves. Texture continues to be important, but color is back in a big way. Expect to see neutrals continue to edge into warm tans, beiges and creams. "We have always used neutrals as a foundation for the home to create flow. We still use quite a bit of gray, but both in my office and in the design world we are starting to see warm grays and taupe and brown as the neutral foundation," says San Francisco designer Jay Jeffers, whose recent book "Be Bold" tackles color and other aspects of bespoke interiors. "Color seems to be back with a big bang! Emerald greens, fuchsias, periwinkles, aubergines. Strong, demanding color is everywhere."
Designer Shawn Henderson, who is a member of the AD100, sees growing enthusiasm for vintage pieces, which he says, are fetching super-high numbers at auctions. "They add a lot to the warmth and start to make a place feel more relatable, more comfortable. It's a level of warmth and nostalgia that is hard to achieve when everything is fresh out of the box."

Manhattan Residential Market Report Q3 2019
After pending transfer tax increases led to a record-setting June, high-end closings fell sharply in the third quarter as expected. This pushed the average apartment price down to $1,652,565, 13% below a year ago. The total number of sales fell 16% from 2018's third quarter, with sales over $5 million falling 48%. The average price of a resale apartment declined to its lowest level in almost five years, to $1,359,654.
Brooklyn Residential Market Report Q3 2019
The average Brooklyn apartment price of $843,685 was just below 2018's third quarter. A 3% decline was posted in the average price for 1-3 family houses in Brooklyn compared to a year ago. Apartment and 1-3 family prices posted larger declines from 2Q19, in part due to July 1st transfer tax increases on high-end transactions. The rush to close before these taxes took effect inflated some second quarter data, while stealing closings from the third quarter.
