The National Building Museum and the Folger Shakespeare Library, in association with the University of South Carolina, are partnering this summer to present The Playhouse. Starting on Friday, July 1–and running through August 28, 2022–visitors can step back in time with the Bard for the latest iteration of the Museum’s Summer Block Party. Tony Cisek, production designer of A Midsummer Night’s Dream, directed the creation of an exciting Festival Stage, inside the Museum’s Great Hall. Developed by Jim Hunter, Department Chair of the Department of Theatre and Dance at the University of South Carolina, the stage will welcome visitors as they arrive to the Museum.
The Playhouse provides a venue for unique experiences related to theatre—from behind-the-scenes tours to sword-fighting demonstrations and other hands-on activities. At night, The Playhouse transforms into a stage for Shakespeare’s most famous, fairy-filled comedy for Folger Theatre’s production of A Midsummer Night’s Dream.

Manhattan Residential Market Report Q2 2022

When viewing a report based on closed sales, it is always helpful to remember that while these transactions closed in the past quarter, they were negotiated several months beforehand. In the time between when deals are negotiated and they ultimately close, a lot can change. Our second-quarter 2022 report is a prime example of how much can happen in just a few months.
While the report shows prices rising 5% over the past year for resale apartments, a deeper dive into the data tells us why that finding should be viewed carefully. For second-quarter closings, the average contract signed date was January 30, 2022. Let us look at how things stood at the end of January versus today. Rates for 30-year mortgages were averaging 3.55% at the end of January 2022, and the S&P 500 index was at 4,516. As we prepared this report, mortgage rates were approaching 6%, and the S&P 500 had fallen to just above 3,800.
After an incredibly strong 2021 and first half of 2022, Manhattan is now shifting towards a buyer’s market.

Brooklyn Residential Market Report Q2 2022

The Brooklyn apartment market remained hot in the second quarter, with the average sales price hitting a record high of $1,085,658. While 4% lower than a year ago, the number of closings was still at a very high level, and pricing gains were seen for both co-ops and condos compared to last year.
We must remember that the Q2 2022 closings in this report were negotiated in a much different environment than that of today. On average, the contracts for the second quarter were signed in early February of this year. At that time, mortgage rates were averaging 3.6%, and the S&P 500 index was at 4,500. By the end of the second quarter, mortgage rates had climbed by more than 2%, and the S&P 500 was at 3,785.

Queens Residential Market Report Q2 2022

Long Island City Condos. The average price rose 12% over the past year to $1,247,353. Closings were down significantly from a year ago, as a surge of new development closings inflated the second quarter 2021 data.
Astoria Apartments. The median price was slightly lower than a year ago, while the average price fell 4%. Closings rose 11% compared to the second quarter of 2021.
Astoria 1-3 Family Houses. At $1,333,044, the average price was 6% higher than a year ago. The number of closings was unchanged from 2021’s second quarter.
Forest Hills Apartments. The average price rose 3% over the past year, reaching $429,467. Closings were 14% below last year’s comparable period.
Forest Hills 1-3 Family Houses. Strong gains were posted in both the average and median prices from 2021’s second quarter. The number of closings fell 20% over the past year.
