The average Manhattan resale apartment price fell to $1,792,629 in the fourth quarter, a 6% decline compared to a year ago. The average price fell more for co-ops than condos over the past year, led by steep declines in larger units. The substantial decline in the condo average price from the third quarter, was due to an abnormally high number of super-luxury, new development closings inflating that quarter’s figure. While the total number of closings rebounded from the third quarter, they remained 29% lower than 2019’s fourth quarter.

Apartment prices averaged $879,097 in the fourth quarter, 9% more than a year ago. The number of sales ticked up 1% compared to 2019’s fourth quarter. The average 1-3 family house price rose 7% over the past year to $1,237,917. House prices averaged $577 per square foot, an 11% improvement from the fourth quarter of 2019.
In Brownstone Brooklyn, a sharp rise in co-op prices helped bring the average apartment price 6% higher than a year ago; prices for 1-3 family houses averaged $2,634,868, 9% more than 2019’s fourth quarter.
The average apartment price rose 5% over the past year in North Brooklyn. While the average 1-3 family house price fell sharply compared to a year ago, the relatively small number of sales in this market can cause data to vary widely from quarter-to-quarter.
In Central Brooklyn, both the average and median apartment prices posted double-digit increases from 2019’s fourth quarter. Prices for 1-3 family houses averaged $1,053,171, a 6% improvement from a year ago.
The average apartment price in South Brooklyn was virtually unchanged from 2019’s fourth quarter; both the average and median 1-3 family house price were 6% higher than a year ago.

A surge in new development closings helped to inflate both the number of Long Island City condo sales and the average price in 2019’s fourth quarter. Without similar activity this year, both metrics fell sharply.
The average apartment price in Astoria was $579,662—3% lower than 2019’s fourth quarter. Even with a 13% increase in sales, the average 1-3 family house price in Astoria fell 18% compared to a year ago.
The number of closings on Forest Hills apartments fell 21% from the fourth quarter of 2019. Prices for 1-3 family houses in Forest Hills averaged $1,210,327, which was 2% less than a year ago. The number of closings on Rego Park apartments fell 31% compared to 2019’s fourth quarter. The average price for Kew Gardens apartments rose 8% over the past year to $372,261.

Recipe | Italy - France - Spain | Thick Hot Chocolate

Whether served as a vehicle for churros as in Spain, with a dollop of fresh crème Chantilly as in France or on its own in espresso cups as in Italy, European thick hot chocolate is easy to make at home with a little bit of practice. The secret is to use good quality chocolate and cornstarch as a thickener. The recipe below from EatingWell is a good starting point. Then, experiment with flavors such as vanilla bean, ground cinnamon or even Nutella.
Ingredients:
- 2¼ cups nonfat milk
- ½ cup unsweetened cocoa powder
- ¼ cup sugar
- 1½ tablespoons cornstarch
Directions:
Combine milk, cocoa, sugar and cornstarch in a large saucepan. Cook over medium heat, whisking often, until steaming. Continue to cook, whisking constantly, until it comes to a boil, then remove from the heat. Serves six.

On January 6, 1941, President Franklin D. Roosevelt delivered his eighth State of the Union address, now known as the Four Freedoms speech. The speech was intended to rally the American people against the Axis threat and to shift favor in support of assisting British and Allied troops.
In his address, Roosevelt announced his vision for the world, "a world attainable in our own time and generation," and founded upon four essential human freedoms: freedom of speech and expression, freedom of worship, freedom from want, and freedom from fear.
These freedoms, Roosevelt declared, must triumph everywhere in the world, and act as a basis of a new moral order. "Freedom," Roosevelt declared, "means the supremacy of human rights everywhere."
Following the end of the war, the Four Freedoms formed the basis for the Universal Declaration of Human Rights.
